I feel so out of the loop the past few days. Dh has been off work since he did his 24 hour run Saturday and is still trying to recover lol. Im actually super sad to have him going back to work tomorrow, it's been nice not getting up and getting the kids off to school the past two days since he just decided on his own to do it and let me sleep. It's also nice not dealing with the threenager alone all day and having him to talk too all day. I have a feeling this will be me in the morning

@VLillyV I'm slightly obsessed with real estate, so even though I'm late to the game I'm gonna chime in anyway. Agreed on Redfin. I also love RealScout. If your agent doesn't use it you can still use it with a random agent, but it's better if yours is on it. Home buying is a bit different depending on the local market, so keep in mind our experiences may be very different than yours. Find an agent that has done a lot of recent purchases in the neighborhood you are most interested in. You can find their history on Zillow/Trulia and Redfin. If you live in a highly competitive market definitely get your financing in place before making an offer. If it's more of a buyer's market it doesn't matter but does speed things up.
Some markets are really complicated so it's 1000 times better to work with a local mortgage broker, but in most places you are fine going with someone you find online. If you have a financial advisor they can usually hook you up with a better rate than you can find yourself and also give useful advice (If you don't have one they are generally free, so it's worth at least a sit-down). Make sure you understand how points work and the terms of the loan, especially if you go with an ARM. If you can afford the 20% down payment it will save you a ton of money in the long run. Check your credit score with a website like creditwise or credit karma - there may be a few last minute things to do to improve it. Find a home that you will be happy in, but remember it's a financial investment. Buy an asset that you believe will provide the highest return, but absolutely do not pay more than you can afford.

By the way @roo_baby I thought your thread was nice. It was a good theme! We're pretty easygoing with the new threads, imo, especially when they're from regs. I don't mind them at all, they give more things to read. It's just the the super repeat posts (like that registry one) and the posts by drive-bys that I personally side-eye.

I almost feel guilty. We are Team Green but our a/s was scheduled for the 18 week mark next week, which I feel like is fairly early. I see so many people dying for their 20+ appointment and now I feel bad. Our early a/s is kind of wasted on us. haha We're excited to see the baby moving around, but definitely don't want to see any specific anatomy parts!

My a/s was originally schedule for 21.5 weeks, but because I am looking at going on a new medication and wanted my cervix measured first, we got it moved up to 19 weeks. I find out next Tuesday! DH can't be there.

@carries2018 we contemplated doing genetic screening because of our past losses, but we just couldn't justify the cost when we have a ton of bills piled up from our MC and want to start saving up for the giant bill from delivery since our deductible is going up next month
@natleilynn I had arbys over the weekend and it was so gross. I've realized I really hate their curly fries. And I can't stand how irritated I get by how slow they are and their crappy customer service, so maybe that contributes to me no longer liking them.
@aprilsarahjune I was traveling when they called with Harmony/sex results and couldn't wait to find out, so I had them tell me and then passed it onto DH via phone. It was kind of neat being the only one to know for a few minutes and have a little moment with the baby and my excitement. So I support you if that's what you decide to do!
@sjohns908 I don't know if it's because nothing sounds good right now or if I'm just over the Arby's thing. Sad, that was a fairly cheap and convenient craving to satisfy.

@aprilsarahjune I found out the sex when I was in the ER kind of accidentally. I had the ultrasound tech print out a picture of him with "BOY!" written on it and when DH got to the hospital I gave it to him. I felt weird doing it over text.
@aprilsarahjune dh and I were together for the as with our last one, but we had the tech print out the reveal photo and seal it in an envelope for us. It was fun to open it later.
@aprilsarahjune I vote having the tech tell you and then telling DH in some form later!
With #2 I just had the tech tell me, and I told DH that I would have a little surprise to tell him when he got home from work, as a little penance for telling him about both pregnancies via a text message pic of the pee stick. I went a little crazy and made cupcakes with pink frosting and made a "it's a girl!" banner and put framed pictures from the ultrasound on the table, and hung white streamers in the doorway to the kitchen so he wouldn't see it before I had a chance to see his face.
I was sooo convinced that #2 was a boy (and told DH this, and called the baby Teddy), that I was worried he'd be bummed it was a girl so I probably went a little overboard trying to make it exciting.
