@LivingLaVidaGinger How about if you do an online calculator and do the monthly payment and see if that works? Maybe once he knows the payment, which is sometimes less than rent, he will see what a good idea it is? I know that's what works with my H on a lot of things! (Don't forget to include RE taxes and insurance in the P&I payment, for your own sake too! I totally forgot about that with our house!!) Even if it's slightly higher, if you plan an hanging around for a while, it would be worth it!
@LivingLaVidaGinger That sounds like a really good price. Your total payment should be really reasonable even if you can only put a small percentage down. I live in a slow market area too and my house was more than the one you're looking at and all of our bills are less than paying rent was. But maybe he's not ready for other reasons? It's a big commitment and a lot of work but I think it's so worth it. Also with rent you feel like you're throwing your money away every month but with a mortgage you can feel like you're investing in yourself. Hope he changes his mind!

Seriously! If a house was under 200K where DH and I are looking there was either something seriously wrong with the house, it was a mobile home, it wasn't a house just land, or it was like a 1 bed 1 bath...

@LivingLaVidaGinger I was the one in my relationship who was super gun shy about buying a house, even though affording it has turned out to be zero problem two years in. It just seemed like such a scary commitment. When H walked through the numbers with me and I saw that we'd have enough to make our payments, handle maintenance emergencies, and still save and have a life, that really helped a ton. I had been pretty scarred by seeing so many people lose their homes in 2008-2010, and just wanted to make sure to dot the i's and cross the t's and make sure we were really ready.
Random and not house related, but i just finished reading the Nightingale and it was amazing! Anyone else with insomnia and needing something to read? It really was one of the best books I've read. (Although possibly extra disturbing in these uncertain political times).
I'm always a hater when I hear about real estate in other states. I went back to work full time so we could move out of our money pit townhouse into my for now dream house. It was worth it but I hate working even though I love my job.

Since I recently found out that I do, in fact, have to host Thanksgiving this year, I realized I had nothing purchased and had to go buy everything for the dinner...an expense I had not planned for. But I went through our freezer and pantry and was able to come up with 2 weeks worth of meals using just things I already have! Now I can use the saved grocery money to buy thanksgiving dinner supplies and it's no big deal! yay!!
+1 to definitely figuring out what the monthly payment would be and how that compares to your rent, and then going to check it out. It is super daunting when you first start looking at houses, but really it seems scarier than it actually is before you jump in. While I think there will be some volatility in all of the markets (including real estate) next year, it is actually probably a good time given the interest rates are low and the Fed has been poised to most likely raise rates in December.
So I went over the numbers with DH and the payments would be about the same as our rent. Which we also get a good deal on. He says he wants to buy a house, but he wants to wait and see if something we like better comes along. It sounds to me like he's just making excuses and dragging his feet. Meh.
So my husband and cat were on the Ellen DeGeneres show today! Months ago her team contacted our video's management company to license our video for broadcast. Apparently she was saving it for Veterans Day They're right at the end, and quite pleased with themselves that they got some applause
Side note- the licensing fee we were given by the show paid for my HSG procedure during our infertility testing. So it's kinda neat that by the time our clip aired I'm 7 months pregnant.

I'm babysitting my almost 3 month old nephew tonight and my husband had to run out for a bit. Im getting a sneak peak into being home with two little ones and I am feeling premature guilt about taking away attention from my daughter come February. Also... got to try out my new ring sling and it was AMAZING.
That is such a sweet video @yogadevil watching fur babies greet them for the first time is the sweetest feeling! I've been able to catch a few shots of DH and our pup after he got back. I'm lucky mine has only ever been away for about a month and that was all. Thank you guys and all the other military families here for your service!
@LivingLaVidaGinger that video was taken after DH was only gone for like 4 days he's done 2 tours in Iraq and another in Kuwait but we didn't have that particular cat at the time. He's a jumper though, DH gets a jump most mornings and I'll get a few a week, just a weird cat quirk I think- but man oh man that cat goes nutso when DH comes home after being away for awhile!

I wish I could tell you I was off on a yacht somewhere ogling cabana boys, but no. I've decided I need a cleaning plan. Right now I clean the most disgusting thing of the day every night when DD goes to bed, which means that nothing is ever really clean, just tidied away or spot-cleaned. My resolution is to do one room a day and I did the bathroom today. DD insisted on critiquing my style ("why you do this?" x200) so at least one person was entertained. Other than that I got 2 huge boxes with 4T stuff from a mom friend so I sorted and folded those away for summer 2017. And sorted/folded DD's 2T clothes away for LO in 2018/2019. Yeek!
I'm in extreme nesting mode, but the nursery is still an empty room so I have been deep cleaning my house all day. My husband had to work half day today and came home to me dusting the walls. He thinks I should go into nesting mode more often.
I was working on the nursery this morning and afternoon and then took a spectacular nap. Now I'm sitting while DH cooks sloppy joes and tots for dinner. I heart sloppy joes and tots.
Has anyone purchased a washer/dryer recently? We have been making do with awful ones for years, and I've finally convinced Husband to buy new ones since little dude will make laundry a bigger issue in our lives. We need a stackable set and want to spend around $1k, so we don't want to go too fancy. Any recommendations or suggestions of what to stay away from??
We're at my local ComiCon this weekend and I thought all you rabid TWD fans would be interested to know that the presence of Jeffrey Dean Morgan nearly broke the whole thing yesterday. They oversold autographs with him (for over $100 each!), and some people had to wait in line for over seven hours to get theirs. Spirits became low, which is a risky proposition in a mob of people in which at least 10% are carrying plastic baseball bats. People were threatening to call the fire marshall and say the place was overly packed (it wasn't, but it was at capacity and very crowded) and at least a few passed out in line or had real panic attacks and had to be taken out. By all accounts he was a really cool guy and stayed way after his allotted time to make sure that everyone who waited got an autograph.
Lucky for us nobody we wanted to see was that popular. 15 minute wait for the wonderful Arthur Darvil, and today we'll meet Billy Dee Williams from Star Wars.
