I got it in the divorce and recorded the transfer with the county and refinanced the mortgage into my name only. Well, apparently I missed a step and ex-h is still on the title. Discovered this when they pulled the title report. Fairly certain he has no rights to the property or the proceeds because it was spelled out in the divorce papers that I get the property, but there's still a small part of me that's panicking. The title company is pulling the divorce decree and I'm hoping the can remove him after that.
Oh no! I'm sorry you're in that situation. That sucks. I hope the title company can figure something out short of involving your ex. Fortunately, often times states will have statutes on the books which authorize a conveyance in the event something is missed like that or will treat the divorce decree itself as the conveyance. Do you think your ex would cooperate if you needed him to? It could probably be accomplished via a quit claim deed.

It was recorded with the assessors office. I faxed them a copy of the divorce decree with a request to remove him and they did. Apparently the title company says that's not enough though. I'm unclear as to what I should have done. I had a lawyer do our divorce and she said the decree would be enough and I didn't need a quit claim deed. Our divorce was amicable and I think he'd cooperate, but I'm not sure what would happen if he found out I'm making 20k on the sale. When we divorced, the condo was FAR under water and I don't think he ever thought I'd come out ahead (I didn't either). I doubt he'd have a leg to stand on anyway, since it was clearly left to me in the decree.

mrsyimsterCanadianintheSouth I hear you so hard on the teeth cleaning thing. The vet tech clearly didn't read the notes as to why my dog was visiting...she looks at her teeth & says all judge-y "Oh my, someone needs her teeth cleaned!" I said "Well, she's dying of cancer, so that's not going to happen." It was satisfying, even if I felt bad for playing the cancer card. It's the truth though, so back the hell off, lady.
@Sazzical I was going to love your response, but then didn't want to because I'm sorry your dog has cancer. I hope she reads the patient file before she tries to judge someone the next time around.
I'm doing a little online shopping for some maternity shirts (Old Navy has a 40% off plus free shipping online only for today)...STM...did y'all prefer fitted shirts, relaxed shirts, or have a mixture of both? I feel like in a relaxed shirt I'm going to look and feel bigger than I am, but not sure how comfortable I'll feel in fitted shirts. Looking forward to hearing opinions
Me personally I am a fitted everything person lol. I wear fitted shirts and skinny jeans or body-con dresses all pregnancy. I embrace the bump lol. But I do also wear long line panties though, the ones that come up to your bra. They have some specifically for pregnancy I just brought them a size up then normal cuz they wear cheaper if they weren't called "maternity" garments (gotta love marketing). But I wear those so its the illusion of a perfect bump.
Holy Energy!!! Hopefully not speaking too soon but I have felt so great the past 2 days it's unbelievable. I have been so exhausted, sick and unmotivated. It's so amazing to actually feel somewhat human again.
@RunBooRun Yes, thank you! I know that it seems to be "calculated differently" by different books, doctors and websites, but that's the math. Every time I've looked at the Ovia app the last couple of days and it still says 1st Tri, I feel stabby.
my DH thinks im not eating enough, or as much as I was a few weeks ago. I don't really like food. but I do admit I do bad at dinner time.
so for breakfast.. I got 2 packs of 4 count chicken mini's from chick fil a and OJ.
(I don't think my belly grew a lot, like it did suddenly at 13-14 weeks. it seems like 14-15, now 16 weeks its not getting as bigger exponentially as I thought it was going to be (twins n all) maybe just a little? im kind of worried)

My belly is bigger, but I weigh exactly the same. Bodies respond differently to pregnancy and diferently to each subsequent pregnancy.

Yes! I noticed last night that rolling over to my other side was tough--so it begins! I have a belly to move. I've also noticed that full, tight feeling.
@mcdonald-bailey honestly me too. I blame it on not knowing the sex. Like I can't visualize the baby except as an abstract idea still. Maybe when I start feeling bubbles or little flutters...

Randomly my hubby suggested that as a name for our baby. Our last child who passed away was named Dallas Rose so we want something kinda similar. I told him no and then I find out that Adam named his child that days later. Such an odd coincidence.

I was told by a co worker that hadnt seen me in a while, "you look good you look like you lost some weight". Mind you I had a fitted top on so you can see a bump . I told her thanks but I' m actually getting bigger as my body is making a human. I guess on the bright side in her eyes I'm not fat.

we've been apple picking a few times already (I'm impatient) today we went to a little girls bday party in the neighborhood and that was fun
the orchard we went to had munchkin cider donuts so guess who brought a whole crap ton of those home lol...ohhh and apple pie ice cream...to die for!!!
I sent my mom a bump pic today because we live an hour and a half away from each other and I haven't seen her since labor day weekend...and she said "are you sure there is only one in there?" Like wtf
We tried to go to this little town's Oktoberfest but it was packed with people, so we grabbed brats and saurkraut (the entire festival was out of pretzels and potato salads, it was ridiculous) then went back to their house. Had an awesome evening on their porch, stayed over, then had a lazy breakfast on their porch again. Their house is out in the woods so... pretty much gorgeous and perfect fall weather complete with snuggly sweaters and fuzzy socks.
I WAS going to get pumpkins for our porch today, but our local farmer's market had ZERO pumpkins and ZERO large gourds for sale... total fail. We drove past something like 6 stands of them too on the way home, had I thought for a second a farmer's market wouldn't have pumpkins I would've stopped.
