Help! DS is so tiny apaprently! Up until now he's always worn his age, well I just bought him some 24 months pants since he'll be 2 next month. I tried them on him this morning and they are HUGE. So I went to the store today with DS and tried on 18 months, they were still big but the length fit. So I dropped down to a 12 months, they fit perfect in the waist but were too short. He is literally in between the 2 sizes.

One of my friends has a 3 year old girl that is so skinny, she sometimes can still fit 12 month pants! Unfortunately she's kind of at a loss because either the pants are too short (if she wears 12-18 months) or they are too big around the waist (if she gets a size 2 or bigger).
Right now my DD wears both 18months and 24 months and I find that the 18 month is a bit snug but the 24 months is big.. I still put her in both but sometimes I have to pull her skirt up a bit every now and then if I have her in the 24 month one.
Overalls. Or suspenders. (MIL sent DS rainbow suspenders...but he never actually wore them. LOL)
Once you get to 2T and up, watch for the pants with the adjustable elastic in the waistband. Those were a God-send for my oldest.
This. I've had to take a tuck in the waist of several pairs of DD's pants.

Gap is where I get the clothes for both of mine. My almost 13 year old is about 60 pounds and wears "super skinny" jeans with adjustable waists.
The adjustable waists are in most of the baby and toddler pants, even for boys. I was just shopping on Gap this morning looking for winter clothes. In the description on the Gap site it will tell you if they have adjustable waists or not.
There are also those clips that make the waists smaller from the outside, sort of like suspenders but only 1 clip goes on the back of their waist. I don't remember what they are called but I am sure google does.
What I find hilarious is I am fat and have a hard time finding clothes that fit just right (big butt + tiny waist). When my daughter was little I was thrilled she was skinny. Little did I know finding skinny kid clothes is as hard as finding fat momma clothes, lmfao. Also, ten years ago they didn't have adjustable waists as much as they do now, haha.

DD is the same way...is some things she can wear a waist that is 6 month, but 18 month length fits her perfect!
I wouldn't hunt for adjustable waist. Many places start at 24 mo/2t so they shouldn't be hard to find. DD's pants have so much extra waistband it's hard to keep it all hidden, but at least her pants stay on!
Ds is tiny, he usually wears 18-24 months, but jeans have always been a problem. The best jeans I have found, so far, is 77 Kids. They're a division of American Eagle. I have never found them in an AE store, just online, but they are wonderful. They fit great, and ds is small and skinny. They were a bit more than I wanted to spend on his jeans, but I love them so much I bought 2 more pairs online.
We're in the same boat. 12 month fits DS in the waist (some are still too big actually) but not in length. I've found Old Navy's 12-18 month size to be a pretty decent fit. Also, we had an adjustable waist pair from Osh Kosh back in the day that were great, although I haven't bought a pair recently.

Totally off-topic, but I bought a pair of 18 month jeans for my oldest at Target several years ago. They were Osh'Kosh B'Gosh brand and I didn't notice until I got home and attempted to put them on my skinny guy realized that they were the "Porkchop" line for beefy babies. I was in disbelief that they would name them porkchop.
They don't make the line anymore.
Ditto this for my DD as well. I found some jeans with an adjustable waist at Mothercare, but they are short in length - which was fine for summer but now for Winter I'll have to find a tailor to alter the waist on some jeans

Smartie Pants, we have one of these too and you can use it on any pants, not just ones with belt loops.

I've found the Gap to be long as well, but it's so expensive! I find it hard to spend $30 on a pair of pants for Dd knowing it's just going to get covered in blueberries, sand, and applesause all the time...
