Question for those in real estate

How much can you rely on the property valuation website to tell you what a house is worth?  There is a house I am interested in, and it is listed for more than $100k over what the property valuation site shows.  The PV site said it was assessed in 2008.  Thanks!

    In my experience, you can't go by it at all.  The PVA bases their valuation on the last time it sold plus or minus a radom percentage for the area each year or three that they reasses.  So expecially if the house hasn't sold recently or if some major updates have been done the value can be waaay off.  HTH!
