If you were house hunting, which would you prefer?

We are getting ready to put our house on the market so that we can build our forever home. I would like to put new tile in our bathroom. My DH says we should give the buyers a "sellers assist" so that they can choose their own tile or spend the money how they wish. There is nothing wrong with the tile, it was redone six years ago. If you were a buyer, which option would you prefer?

  • If the tile was fairly basic, and would go with whatever color I wanted in the bathroom, I'd rather just have new tile already done for me.

    It doesn't need to be replaced, I just wanted it to be replaced. Make it prettier, lol.

  • I'd say do it now, if you think it will look better.  First impressions are HUGE!

  • thats tricky cause i wouldnt want to do it myself,(still redoing our bathroom 2yr later) but I guess it depends on what the flooring looks like.

  • I think a lot of people like to see it move-in ready.  It would be nice to let a buyer pick their own stuff, but realistically,  most people don't want to deal with renovating.  IT would likely be easier to sell in move-in condition.
  • If the tile were basic and in okay condition, I'd prefer the option.  But if it is a stylistic choice that might not be preferred by the market at large or is more dated in any way, I'd do it beforehand.  I say PIP so we can judge!

  • I just sold my apartment and we're now house hunting - so I am in the position of being your buyer.

    Bottom line is even if you love the new tile, your buyer may not.  People have different tastes.  If the tile you have there is neutral (i.e. not 70's yellow, pink or blue), I would leave it alone.  If you re-do it, they may still rip it out (as I leaned when the buyers of my apartment decided to rip out my brand new bathroom that I spent hours re-doing). 

    Instead, I would spend the money upgrading the important things to buyers- roof in good condition, newer water heater/furnace, gutters cleaned, lawn in good condition,etc.  People have different decorating tastes but everyone wants the big ticket items new!

  • I would rather you did it before or just offered if you were asked.  By saying you're offering a "seller's assist" on anything, a buyer will assume that the house needs a lot of work.  We just sold and bought and didn't even want to deal with the ones that offered any kind of assistance.  Then again, I didn't mind "older" carpets b/c I figured with three kids and two dogs we'd get them pretty dirty anyway.  We'll replace them with new carpets in a few years when the kids get older and less likely to spit up/pee/poop/whatever on them...as much.  Big Smile  Or we might just put in hardwoods when we have the money for it.

    We have been living in the house for six years, so we have taken care of the big ticket items (ac, roof, new water heater, flooring, kitchen appliances). Tile is neutral, so I think we'll just leave it. Thanks ladies for your opinions!!!

  • I would rather you just do it.  We built our forever home 7 years ago and one of the reasons we wanted to do it was we didn't want to buy a fixer upper and have to do it ourselves.  We just got finished remodeling our downstairs last summer and had to live with my mom for 3 weeks even using a contractor.  I
