Damn work is interfering with my bumping today. 2 DD in one day! I'm missing all the fun!

I'm leaving at 12:30 today to head home for our home appraisal ... so I took that to mean I didn't actually need to be productive in the first half of the day. Super logical.

Makes sense. Hope your home appraisal goes well! We'll probably be refinancing our house at some point this year, so we'll be dealing with all that nonsense too. Looking forward to getting rid of the PMI though.

We are so excited. I bought the house in August of 2013 so only about a year and a half ago and the value has increased significantly. We aren't quite where we need to be to get rid of our PMI completely but we are able to do a lender-paid mortgage insurance which still drops it to nearly zero. We're improving our rate from 4.875 down to 4.125 and our mortgage payment will decrease by $450. That's IF our appraisal today goes the way we think it will. But fingers crossed we don't have to make any adjustments!

That's great! We bought our house in February 2013, but it was a foreclosure, so the value went up pretty much as soon as it was in our name and not the bank's. We've done a lot of work on the house, so refinancing will let us roll in a bunch of the renovation costs and get rid of the PMI. My only concern is the rate, since we did get a really good one the first time (3.25) and I know they've gone up a little bit. So we'll just have to see. We're still in the researching/talking to the bank stage.
