House selling & lawns

Our backyard is largely patio and gardens (shrubs and vegetables), with a patch of lawn in the middle (a triangleish of maybe 10 ft per side). The grass there looks pretty terrible right now, and DH thinks we either need to a) re-seed or b) just mulch it over and have no grass in back.

He favors option B because he hates to mow. But I worry no one will want to buy our house next year when we try to sell if we have no grass in the backyard.

What says A12? Would no lawn in back be a dealbreaker if you were house hunting or is it NBD?

ETA: I am terrible at estimating distances, so it may be more than 10 ft per side. You could fit a 2-swing and slide kind of swing set in the grass, but there wouldn't be a lot of space left over.

  • Well with 2 large dogs ya, no lawn would probably be a deal breaker for us TBH. But if it's nicely landscaped like it sounds then maybe not as big of a deal. But if I was looking at the house expecting to have a family some day or now in my shoes with a child I'd want at least space for a swing set, and grass would be preferable over mulch.

  • I like grass. No opportunity for grass would make me not want the house. Needs sodded/seeded would make me want to offer less.

    Some people don't like grass because like your husband hate to mow. Would it mean they didn't have to mow period? Or do you have a front yard? You could actually have your realtor list it as a plus..maintance free back yard!

  • Yes, that would be a deal breaker for me. It will take him 2 minutes to mow a small section like that.

    We do have a front lawn, so there would still be mowing.

    But if DH insists on the mulch, that's a good idea to list it as a maintenance free back yard. Thanks!

    And meaknigh, I know it is pretty quick to mow. I should probably just offer to do the back for him if he will try re-seeding. I've been pregnant 2 of the 3 summers we've lived here so far, so I haven't really taken my turn mowing. Smile

  • We reseeded just recently. Our backyard was all crab grass. It was pretty simple. SO killed it all with some weed killer from Home Depot, let it sit for a week, raked it all, bought a few bags of soil and turned it into the soil, seeded and that was it.

    I would reseed. I wouldn't buy a house with no grass and if it didn't have any, I wouldn't offer as much.

    Ha. We are the people who ask the next door neighbor to stop spraying our dandelions without asking. We don't mind them.

    To all the ladies who replied, thanks. I appreciate your opinions (and it's nice they agreed with mine!). I hope they will help convince DH, and I will offer to mow the back to sweeten the deal.
