house selling/remodel questions inside

we are planning to list our house this spring.  our realtor showed us a house not yet listed that will be on the market in 2 weeks.  it is the perfect size on a great cul de sac in a great neighborhood with the right floor plan.  it would work for us for a long long time.

 BUT.  it needs work.  major updating.  all new floors.  some walls removed/opened up etc.  we brought a contractor over there today and he said 2 weeks for just floors 6-8 for kitchen as well.

 omg.  this concept overwhelms me.  so if we can't lease our house back for the time it takes to get the house ready- where will we live?  ugh!   i hate moving.

basically if we want this house we also have to list ours by wednesday.  the last comparable house that went up for sale across the street from us sold in a day.  a DAY!  how in the world am i going to do this???

has anyone done this?  

positive thoughts, advice, commsieration, etc all welcome :)

  • What are the current floors and what do you want? We had all the current carpet, linoleum and tile pulled up and replaced with carpet in the 4 bedrooms and 1800 sq ft of tiled all done in 5 days. 

    For our kitchen we had new countertops put in and backsplash done in less than 2 weeks (longest thing was the ordering). I redid our cabinets with gel stain myself. Took about 4 days doing those all day. Gel stain requires no sanding and only cost about $30 plus my time.

    New paint throughout the house took a week.

    Note: for everything but the countertops I did not hire a contractor or company. I hired people I knew that did great work and worked hard.  My house was the only project they worked on during that time. They typically worked from 7/8 am til 8/9 pm.

  • current floors are carpet and tile.  we will be replacing with wood downstairs (~1800sq ft) and carpet upstairs (~2ksq ft).  the guy we had out there today said the 6-8 weeks would be for ordering time for cabinets etc.  it would be a total tear-out on the kitchen.

  • Yeah, definitely shop around on dates. That seems a bit long. :) 

     We are kind of doing the same thing.. One thing to keep in mind is since people are starting to buy right now, the closing times are a but longer on both ends. We were quoted a 45 day close this week!  That may work to your advantage if you can delay closing on your current house, or lease back, until you can get into the next one.. tis the beauty of contingent contracts in the hot Austin market. 

     However - remember that right away is your best case scenario. We thought for sure out house would sell in 1 months, and we are still here 7 months later.

  • Yes, wood floors take forever and a complete kitchen redone will take a minimum of 2-3 weeks working nonstop. (my father is a contractor). 

     From when we bought the house until everything got done and ready toove in was about 5 weeks. We couldn't do paint while floors were being laid. So everything was done separately. Also, our house is only 2300 sq ft. Yours sounds a lot bigger.

  • Buyers of your house may be happy for a lease back if they're in a similar situation.

     

    We just ordered new cabinets and from order date it was 4 weeks for them to arrive. Quote time was 4-6 weeks, so his kitchen time doesn't sound off to me.

     

    I don't know how much the cost would be on this, but I know there are furnished apartments for rent arou d town that would do a month to month lease. That way there'd be minimal packing and unpacking. I'm sure a lease back would be better with the girls, but it may be an option otherwise.

     

    And. - you can do this!! It may be crazy, but that's life. 6 months from now when you're in your dream house, you'll be so glad. Good luck! 

  • We had wood installed in about 600 sq ft of our house it took a couple of days for the install and I think it only took a week or two for it to come in.  When we redid our kitchen but only countertops and backsplash it took two days.  One day was the countertops and the next was the backsplash.  We used Austin Granite Direct, they were really fast, gave a great quote and did a fantastic job, just fyi. :)
  • It will be hectic, but you can definitely do it! This is just a moment in time. If you're not able to lease back put your stuff in a pod for a month and stay at an extended stay. It won't be ideal, but it will only be 4 weeks and you'll appreciate your new home all the more.

  • I have absolutely no advice but I'm excited to see what y'all are going to do! We might be putting ours on the market this month as well. Yikes!
  • we are putting in a contingency offer today.  if they accept it we will list our house on wednesday.  this is only slightly giving me a heart attack

  • Can I just say that if you are able to get your house ready for sale in 2 days with 3 children, you will officially be my hero?

    We've spent a chunk of every weekend since new years (and some of the week) trying to declutter, clean exterior, landscape, get mega-cleaned, etc, in order to put our house on the market in FEBRUARY. And I have one toddler and a 1300 square foot house.
