We're going to be moving (hopefully) and have a dilemma with bedrooms - it's a cape with 3 bedrooms - two are downstairs, one up (the one upstairs is largest). I don't know if I like having our oldest upstairs, or the baby upstairs, or us upstairs with the kids down (that one makes me nervous for security reasons but maybe it's not a big deal?). What would you do, and why?

Hmmm...thats a tough one and for me, would depend on if both your daughters are STTN or not.
I don't like the idea of them both being downstairs and us being upstairs. I would probably have our room downstairs, the baby's room downstairs, and the older child upstairs. Possibly both of the kids in the upstairs bedroom together or the downstairs bedroom if it's big enough.
Honestly, the bedroom set-up would deter me from purchasing the house.

If the downstairs room is big enough for your furniture, I'd have the girls share a room downstairs and be down there with them. The upstairs would be a play room.
It's really nice for all the bedrooms to be on the same floor as the washer/dryer for laundry purposes......I was a nanny in a house where the wash was down stairs and the rooms up and it was a PITA.
This. I'd put the girls together downstairs in that room. If you have a crib and a toddler bed rather than a twin or full size bed, they'd fit even in a fairly small room. My girls used to share the nursery, which is the smallest room the house before moving into their "big girl room" that used to be our guest room. We had the crib for DD#2 and the toddler bed for DD#1 and it worked great. Then, too, you have a playroom upstairs where no one who comes over would see it so you wouldn't have to clean it as often. :-)
Hmmm......in the beginning, I wouldn't have any issues with the kids being in a separate area........when they get older then I can see it being an issue.
I would put my oldest upstairs and take a bedroom downstairs.....

Thanks for all of your advice! I'd be fine with them in a room together once they are both sleeping well... right now they share a room and wake each other up all.night.long. and it is so exhausting for everyone. (They are two of the lightest sleepers I've ever known... but so am I!) So I think we're going to have to do separate rooms for the time being. I like Halo's idea.
As for a playroom, the basement is finished so we'll use that for their playroom.
