Our house is going on the market...any tips for keeping the house "sellable" with a toddler around? I've packed up most of her toys so there's not a lot for her to get out at one time.
Any tips for staging? Took down our personal pictures, took everything unnecessary off the counters...
Any advice is appreciated!

No advice just wanted to say good luck! It is really hard to keep it clean. We actually have left up all of our personal pictures. We have a gazillion showings and not a single one of them said we have too many pictures or to remove them.
As for staging just declutter and keep the toys to the kids room and or a playroom and that is it. Also make sure your closets are also organized and not over stuffed.
We keep all their toys in one room and have 2 of the big floor totes from Pottery Barn and whenever we have a showing I throw all of the toys in there...and any big toys go in the closet. I agree...declutter, delcutter, declutter. We had to rent a storage unit for extra crap we had (should have just gotten rid of it!) I also oragnized the closets by colors and took the off-season clothes out and put them in storage too...to make the closet look bigger. Our stager also suggested we have nothing on the floors of the closets...so we bought big baskets from Homegoods and put them in the master closet...we use them for shoes, purses, etc. I also put baskets in the laundry room...to put all the soaps and stuff in there.
As for toddlers....we honestly LIVE in their playroom. It stinks...but it is just easier to deal with cleaning that one room when someone calls and you need to be out quickly. Also...each night we make sure the entire downstairs is "show ready" so kitchen is cleaned, dishes put away etc. We also pick up our room too. It just makes last minute getting ready easier.

We've been house hunting for the past month. You know, when you go somewhere, you name the house? Like the red door house, the dog pee house, the spoiled kids house, the flamingo house, etc. One of our top condenters was termed the OCD house because all of the clothes in the closets were arranged by color. Well, among other really over the top OCD things. Anyway, that made me laugh.
I guess after seeing so many houses, I'd say don't try to make it smell all pretty with tons of candles or potpouri. It just makes us think you're masking something like dog pee. However, I highly recommend you not keep a basket full of dirty, stinky clothes where someone will smell them.

On the stinky candle note, I've seen on those home shows where the realtor will bake some cookies or a quick loaf of bread to make the house smell like baked goods.
Someone once did a study that said one of mens' fave smells is that of freshly baked cinnamon rolls. So, of course, someone came up with a Cinnamon Bun perfume. I'm interested to know if guys really wanna get hot n' heavy with a girl that smells like hot pastries...
Oh yeah also a tiny splash of Pinesol in the toilets and sink. Don't overdo it though. I've heard that from several people.
