What to expect from a realtor?

DH and I are selling our house to hopefuly be able to move closer to work. We are using a realtor in the city even though we are currently in a suburb (a little farm town). Our realtor has posted us to MLS, put a sign in the yard, made flyers for the sign and that is it. What else should I be expecting her to do? Thanks!

  • Our realtor has done that too. She also "says" that she calls other realtors to let them know about our house.

  • Yeah I don't believe ours has reached out to any realtors in our area.
  • Open houses, advertising in local papers, on craigslist, etc.  She should be doing ANYTHING that she can to advertise your house and get people into it to take a look.  A lot of agents will do agent open houses to bring agents through to get opinions/feedback, etc. as well. Good luck!
  • We have talked about an open house but she does not believe it would be well attended due to location and that only other realtors attend them. But I am on the fence about it.
  • Our realtor says that Open Houses aren't what they used to be. We haven't had very much luck with the few we had.

  • In our area, open houses are pretty useless. Our were attended by nosy neighbors and that was about it.

  • We paid an extra % commission to our realtor (compared to the standard in our city) and she paid for us to have like 12 pictures on the mls site, we were on the inside cover of the real estate magazine, etc.  We decided that we didn't want an open house (our realtor thought only our neighbors or looky-loos would come). 
  • Yeah I just don't know how to get the word out that our house is for sale. It is $30,000 below a similar house and is one of the only 4 bedrooms for sale in our town. It has great curb appeal too.
  • Make sure your realtor takes good pictures (that showcase your home) and virtual tours usually attract more attention.

    Also advertising in the local papers works well if in a smaller/rural area

  • We have great pictures and a good virutal tour. I just am thinking there is nothing else that can be done.
  • We will definitely be having an open house - even if it is mostly neighbors, we ended up buying the house we did buy because we ran across it having an open house. We were on the street looking at a different house and since it was open and we had time before our next appointment we thought what the heck. We stopped in and fell in love. It didn't show up on our initial search because it was priced just slightly higher than we were using as our top number for our budget. Also - even if it is mostly neighbors, you never know which neighbor might have a friend looking to move into the area, etc. For 2-3 hours on a Saturday, I think it is worth it to take a chance - it certainly doesn't hurt anything. If you are in a rural area, I think that it is more important to advertise that you are having it (like in the paper, online, craigslist, the grocery store, etc.) so that people know about it. Maybe your agent could also send notices to other real estate firms in the area that it is happening?
