Random question...anyone sold a house lately? UPDATE

We are thinking of selling our home to get into a better school district. We had a realtor take a look last week and it looks like we will probably take a loss on the house.

The realtor's biggest concern was our kitchen. Our cabinets are newer, but that honey oak color and our countertops are old, beat up, scratched laminate. When the old owner replaced the cabinets, he replaced custom height cabinets with stock height so our 12 in laminate backsplash stops about 4 inches below the cabinets.  I got a quote to replace the countertops with granite, fix the backsplash issue, and do an undermount sink for $1900. (DH and I are not handy. We can't do the work alone)

I think this is a steal for granite and we should do it. It will move the house quickly and set us up to compete with other homes in the area. DH doesn't want to sink anymore money into the house unless we get a dollar for dollar return. I will be asking our realtor's thoughts, but wanted to know what you ladies think. To replace or not to replace? What appeals to you as a buyer?

  • I say replace. My husband and I are thinking about buying now and when I look at kitchens that I hate, I skip over them online. It looks like a lot of work to me. Those are super ugly kitchens though. But if I was stuck on two houses, I'd probably go with

  • congrats! I am toying with the idea of looking to sell and buy, but am a few years out. I was told property value was going up and my house is current with comps 30k over what i bought 3 yrs ago.

    As far as the backsplash....have you looked into

  • Replace. $1900 is a small price to pay for a faster sell-- you'll generate more interest when people look at the pics in the listing, too. Kitchens and bathrooms are the big things for people so making those look as good as you can is definitely in you

    The realtor was just here and thinks we can list the house for $5K more and definitely get our money back by switching out the countertops since our cabinets are new and it would fix the weird backsplash issue!
