Our first showing in MONTHS!!

It was the first house they saw today out of 11. I had staged the living hell out of the place-- scented candles, music playing, and a fire in the fireplace. New mums on the front steps. Apparently made a very favorable impression.

Of the 11, ours and one other were top of the list, but it's apples & oranges. The other house is a 3300 sf house with $4700 a year taxes in a new (badly built, I might add) development. It's priced $75K higher than our 1500 sf brick ranch in an established hood with $1900 taxes. Our place is in the price range they are looking at.

The couple is buying it as a second home, so they aren't in a huge hurry to move, but I gave the agent a couple of tidbits that might sway a decision our way.
