To go along with the tax post.

How much do you pay for homeowners insurance.  Ours recently went up to about 600 a year and I was complaining.  My aunt, who lives in Florida, laughed and said theirs is several thousand.  I never realized what a difference your region made.

  • Your insurance rates depend on the area you live.  Crime rates, the chances of floods, natural disasters, etc., all play into your rates, as well as your coverages. 

    We have wetlands across the street from our house.  One of my neighbours just had to replace her leeching fields, as well as her septic.

    We pay around $600/year for our insurance.  But, we have a German shepherd, which I hear is a breed on the "black list" of many insurance carriers.  We're lucky they were willing to cover us from what I hear.  And we also have to carry additional coverage for a while, too, because we're doing major renovations.

    I worked for one of the big agencies and we didn't have a breed list.  We asked if you owned a dog and if it ever bit.  That was all. 

    In CT, if you have a dog that's registered, they have to be listed on your insurance policy if you have one.  If you don't list it, if an agent comes by your house for whatever reason, they can discontinue your policy.  If your dog bites someone, or another dog, if the dog isn't covered by your policy (here in CT), the 'victim' can sue you personally and eventually place a lien on your property.

    We just closed on our house a few months ago.  We checked insurance rates with State Farm, Allstate, Geico (through HomeSite), Liberty Mutual and Nationwide.  All but two of those agencies wouldn't carry us if we had a German shepherd.

    Also, because of what I do for work, we had to purchase umbrella coverage.
