How to pick the right realtor?

How do you find the right one? I want a shark. I want someone who gets the job done.

  • I know this sounds crazy but I get a realtor book and I pick a good looking realtor. 

    First of all, they are appealing to a lot of people b/c I don't know in your area but we have a bunch of goons and freaky realtors around here.

     We sold two different houses before and had good luck with them.  The better looking...the more normal

  • Our realtor is the expert in our neighborhood and she's been amazing through a couple of sales for us.  With our first, we went with someone from a small firm and she was bad.  We switched to our current realtor and ended up finding us a buyer.  She just really knows a lot about what's going on in the area, who's wheeling and dealing, new projects going on, etc. 
  • For selling - look for one who has moved lots of properties in the same size/class/price range as your home.

     For buying we found the best one for our first house because we drove around neighborhoods we were interested in and took down the names of the realtors on 4-5 houses we liked and went home and called them all.  She was the only one who called us back.  We were not looking in the high dollar range so I guess the others were not interested in our broke selves.  She was great and I would have used her again except she moved away.

    How do I find out how many houses a realtor has sold in the last few months?

    And I would pick someone with experience, someone that is full time, respectable, and nice.

    You can look on websites of the homes in your area and each listing should have a listing agent. You can use someone with alot of listings.

    I would also ask around your community because word of mouth is the best way to find out who could be very helpful to you, and who wouldn't be.

  • I agree, word of mouth is best. We found our realtor through a guy my husband works with. He said that she worked with other people in the workplace as well. It's nice to go off word of mouth, so that way when you call the realtor it's less awkward. You can say, "I was referred to you by so-n-so" and they're like "Oh, I know so-n-so!" ... it goes a lot smoother when there's a person you have in common.

  • Someone who is full-time and is not passive aggressive. When you meet with them ask them what makes them qualified and see what their response is. Usually people who are in-your-face confident will exude it. Sometimes it's the luck of the draw but look for a realtor with local neighborhood knowledge. In order to do the best job he or she can do they have to do their research and analyze your market. If they don't know your market or are not willing to research it then they are a waste of your time. Also, ask friends and family! Realtors love referrals and usually if one is awesome people are quick to suggest.
