?? if you rent

I think we've found renters for our house pending a credit/background check.  The good thing is that  we were able to find renters without going through a management/leasing company. The bad part is that I'm having to bust out my rusty lawyer skills and draft a lease.  I have some forms to go from, but I have three questions.

1.  Did you pay first and last month's rent up front?

2. What percentage of your rent was your damage deposit?

3. If you have pets did you pay an additional pet deposit?  If so, how much?

  • I had to pay a security deposit (either a $500 refundable deposit, or a yearly non-refundable deposit of $87.50).  First month's rent was due the day I signed my lease.  I have a dog and we had to pay a $250 pet deposit (due the day we signed the lease) and pay an additional $25 per month on our rent.

  • when we were renters,

    1. Yes. Plus deposit, so 3 months of rent all up front.

    2.  One months rent (at the time, it was $1,300 for a 2 bed/1 bath apartment)

    3. n/a. My friend rents. She had a pet deposit (don't know the $$) plus an extra $15 month per aninmal in rent.

  • 1.  We had to pay first and security up front, but not last as well.  I believe this is something that's state-regulated so you may need to look into the laws in your state to find out what's allowed.

    2. Our security deposit was 1 month rent

    3. We did not have to pay extra for our pets (2 cats)

  • We're renting right now.. We did not have to pay last months rent and our damage deposit is one months rent. We don't have any pets but there is no fee if we had one..
  • We have renters.

    1. First and last months rent

    2.  Security deposit 1 months rent

    3. Pet deposit. No cats

     

    we gave  10% off rent for 6 months up front.

  • 1. ?Just first months

    2. ?1 months rent was security deposit

    3. ?We have a cat and no there was no extra fee

    ?

    Some of this may change by state though so I would check that out.?

  • Here's what we did for our renters:

    1. 1st month's rent at lease signing

    2.?1 month's rent for security deposit

    3. ?additional $400 non-refundable deposit for a dog, no cats allowed

  • 1.  I paid 1st and last month rent up front and some other place just 1st month's rent.

    2. security = 1 month rent

    3. most of the pet deposits around here are anywhere between $100-$300

  • We own investment property and we get one month's rent as security (this is in addition to first months rent) and that is what they will lose if they damage the property.
  • Deposit is usually one month's rent, sometimes 2, depending on how nice of a place you're talking.

     I've never had to pay first and last month rent up front, just the first.

    Pet deposit--definitely do one. I've paid anywhere from $150-300 for a pet deposit, and some places also do pet rent. Also make sure you know what breed of pet is coming in. Some insurance companies will not cover certain breeds. 

  • We rent a house and paid 1st and last month's rent when we moved in.  In our area it is not legal to charge a tenant more than two months rent to move in unless the additional is a pet deposit.  We also paid a pet deposit of $400 for a small (16 pound) dog.

    3. I have pets and no I was not charged an additional deposit, if my dog does damage it comes out of my normal security deposit. I'm not charged rent for him either and that's pretty ridiculous if you ask me. We're not charged more if we had another kid and she does more damage than the dog ever could LOL

  • 1. I believe we paid a $400 cleaning deposit.

    2. 1st and last months rent = $3200.

    3. $700 pet deposit for our 4 pets.
