NBR: Anyone build a house?

I am mainly on The Nest but it's not as active as this board so I thought I could ask here. We had been looking at buying a house in June but we now are thinking about building. What builder did you use and why did you pick them? (kykassie we will have lots of questions for you sometime in person!)

  • We built a house and it was finished in May '09. We chose to build with Ryan Homes, but honestly that was just because they were within our price range and in the neighborhood we wanted. We previously looked at Ryland Homes about a year before we decided to go wtih Ryan, but we couldn't come to terms with a sales price and walked.

    As for working with Ryan, we have very mixed reviews about that process and the final result. They were very shady about stuff and the more time we spend in our house the more things we notice. The up-side is that we got a much larger house with many upgrades that if we built with anyone else (or bought a previously owned home) we wouldn't be able to afford. So it's a give and take. Anyways if you have specific questions feel free to e-mail or page me. Oh and we built in Liberty Twp, I know at least for Ryan, it's all about who you work with, some people are great others are shady.

  • Are you custom building on your own lot, or in a neighborhood with it's own builders?
  • We were originally looking at pre owned homes and quickly realized we could get everything we wanted at a lower price by building. We chose Ryan Homes as well and I have nothing but positive things to say about them. Building with Ryan is pretty straight forward meaning there isnt a lot of decision/changes you can make but their options are pretty open. We built in Monroe on the border of Liberty Township because it was less expensive. Our sales rep was stellar and our project manager was awesome. I complained about the height of the microwave (it is code) and they are lowering it for me. We have been in our Ryan Home for 2 months now and so far so good! LOVELOVELOVE Ryan Homes.     Agreed.  I was single when I built my house in Maineville in 2001 and had a very good experience with them.  Ryan's morning room option was one of my reasons for going with them as a builder. I had my choice of many builders in the area at that time.  My house is almost 9 years old at this point and it has held up incredibly well.

  • We worked with Dixon because they had the lot we wanted.  We would have preferred a custom builder, but couldn't find a lot that we loved as much as this one.  We looked at existing homes, but we found that we had more negotiating power with builders.  Most houses on the market were overpaid for so people couldn't afford to sell them for what they were currently worth.  We built our current house for about 20% cheaper than what it would have been 3 years ago.  Builders are desperate, so stay firm with what you want and how much you're willing to pay. 
  • We built with Celestial Builders in NKY.  We had a great experience and LOVE LOVE LOVE our house!  We were able to build exactly what we wanted for less than we were finding pre-owned homes for!  We were super excited and we love our home!  He is mainly in Independence, KY though so not sure where you are looking to build. 
    Our kids are 19mths apart and we LOVE it!!

  • We built almost 2 years ago with Drees. I have very mixed feelings about the experience but the home is nice and sturdy. I believe my new home bio is still active- if so check it out. If not- just PM me with your email and I will send you pics of our process. We had alot of custom choices and like the house- wish now that we had taken a few more structural options than we did (live and learn). Overall we love our neighborhood and house. I do know that Drees is in NKY. GL!
  • We built with Eastwood. It was a good experience and Eastwood got an award for builder of the year. We came into the picture when the house was already framed. we were able to change the flooring downstairs from carpet to hardwoods. The house was finished in April and we moved in shortly after!
  • We bought a house that was already in process of being built so we didn't get to do much of the fun part (Picking the finishings) However it was still a great experience. We love that everything is under warranty for a while. We went with Eastwood homes because thats who was building the home in the location we wanted.
