Anyone who has bought a house in the last few mos?

My sister just bought a home it was not a short sale or bank owned.  My grandmother cosinged on the home.  Their offfer was done well over a month ago.  The title company (I think) said they had problems with the bank giving them the ok (something about the bank thought the house cost to much and made the owners show cost and all if what they did to the home) and that took a week to get the ok from the bank.  So they signed the paper work yesterday but was told that the title company has to do all this paper work and the court house is back loged so they have no idea when she will be able to get the keys to move in.  When her offer was taking the reltor said her closing would be I think the 20th (I know for sure it was last week).  She gave her notice to her apartments and has to be out by tmrw at 6 pm. 

 

How long once you signed the papers for your home did you get your keys?  Is everything they are putting her thru normal?  My grandmother has not bought a house in 30 years (and the place the live in now they bought the land and built the house).  Dh bought our house 7-8 years ago and said that he signed the papers and was giving the keys right then and they. 

This agent never called her back after she left phone calls wonder what was going on.  The title company were the ones to tell her what was going on because her agent never did.

  • It depends on the state she's in. Some states are "immediate possession" states which means that as soon as the closing documents are signed (these include loan, title and settlement papers) and the loan is "funded" (money changes hands), the house is yours. Some states dont do all of it at the same time and wont give possession until sometimes a week or two after everything is signed etc.

    Your sister needs to call the title company and find out what the issue is and what needs to be done and when she can expect possession. An agent usually hangs out for support, but that's not really their job. Her agent may not be the nicest and figures they've done their part and dont need to do anything else (which is true). So the agent isnt the one to call because they wont know what's going on anyway.

  • if they are using a real estate attorney (which here in NJ is mandatory) that would be a good question for them.  we are closing on our house this monday but the attorney handled all the title stuff, etc.

  • I closed in August and got my keys that day as soon as they had all the sigs in place. That stinks she's going through that. Everything was pretty cut and dry w/my purchase.

  • I will have her or my grandmother call the title company and see whats going I think she is still going thru the agent.  The people who own the house now (they dont live in it the house is empty) said she could keep her stuff in the grage but they want her to pay them $100 a day untill she is handed the keys.  She does not want to pay that every day for the next week or two so she needs to find a place for her stuff.  She and her son will stay at my grandparents home but they dont have the storage for her whole apartment. 
  • We just signed last week on a bank owned so no one was living in the house and we got the keys immediately...not that it mattered since we had the code anyway and we were changing the locks that day.  I will say that the real estate people knew NOTHING and I mean that with caps.  We got soooooo much morning info from our bank and the title company.  We paid cash so our situation was obviously different (plus it was bank owned...but not by our bank).  Real estate told us many things that were NOT true and whenever my DH asked our agent questions she either didn't know the answer or would have to get back to us.  Many times he got the answers from the title insurance people or the bank before she got back to us.  Some times she would make the comment..."hmmm...good question".  He now wants to go into the real estate!  The bank told him that the agents really don't know the info.  I would contact the title company and go from there.  Also, your bank can find the info for you as well.  I know we had to wait for the bank that had the house give the deed to our bank and that took about a week...but like I said it was probably different since we were paying cash and it was a foreclosed home...plus we live in Michigan.
