Ok, so I told them they could put it there, but I am still freaking out!! We are both excited about moving on to bigger and better real estate and totally overwhlemed with the process!

I thought we were just meeting with the agent to sign papers this afternoon, but he met DH outside when he got here and hammered in the sign right away. The house is definitely not ready to be shown tomorrow. I had planned to get it ready this past week, but Jackson was on spring break from daycare and even though my mom helped watch him, he is in this "mommy only" phase, so it was not very productive. I am planning to work from home tomorrow and Tuesday so I can get some more stuff done around here.

If you have any tips or spare "wonderful offer" dust, I'll take it!!

Exciting! My tip is that you always want to have the house ready for a showing (yes, so easy with a baby!). Its amazing how many realtors would call when they were 5 minutes away to schedule an immediate showing. When I had my last place on the market, I went around before I went to bed every night and before I left for work every morning and made sure everything was neat, put away, etc. It was amazing how without even realizing it I would leave papers or shoes or whatever laying around in just a few short hours. If you have any realy bold personal taste colors, art, furniture, think about going neutral.

Have someone who is not really close to you (and maybe has never been to your house) give you an objective walk-through of the house, taking a look around like a buyer would. I might be available on Thursday =P. Designate a place for a laundry basket and always have one ready for those last minute phone calls for showings where you can shovel all the crap as you whisk from room to room. That saved me SO many times when we were showing!
