GL. Can I ask (and you can tell me to F off) why it's taken so long for the house to sell? Is your market one of the really bad ones?

Yeah, it is. In the last couple of months of last year, there were a whopping 8 sales in my entire zip code, with 423 houses for sale.

There are 3 kinds of people who buy houses in my town:

1. Current residents, who can't currently afford to "move up" to my neighborhood. Several of the big businesses in town have closed in the last few years.

2. People buying retirement homes, and few people are retiring in this economy.

3. People buying second, vacation homes... and even less people are buying second houses in this economy.

We also had a deal fall through at the last minute last year. Although we kept it "on the market" before closing, realtors basically crossed us off the list of possibilities since there was a sale pending. We lost valuable marketing time because of those people.

There are also a TON of foreclosures that we are competing with.

What about the couple last week that saw it for a second time?  did that not pan out?  I had high hopes.

I just emailed their realtor. She told me that it's still high on their list, but the wife is worried that it may be too small. The husband loves it.

I told her that we had a very promising showing, and if they want to make an offer, now would be a good time. LOL
