If you were selling your home, would you take your water hose & holder, curtain rods, makeup mirror attached to your bathroom wall, or maybe your broom holder in your utility closet?

Or would you consider these items as part of the sale?

  • I would take my water hose, but would leave anything that is attached to the wall. I might take the makeup mirror, but I'd make sure to patch up the wall. Curtain rods should stay, IMO.

  • I would take the water hose and holder the rest I would leave because if you take down they would love holes and I think you would have to patch those. If I'm not mistaken curtain rods are considered part of sale...
  • I would probably take the water hose and holder, and curtain rods (if they the more expensive ones, no the basic metal ones).  I would probably leave the mirror and the broom holder (basically because I wouldn't want to leave holes in the wall or patch them).

  • My realtor told us that the rule of thumb is if it's bolted to the wall/ceiling/whatever, then it stays with the house.  But I don't know if that's a "general rule" or just her preference to play it safe.

    Our previous sellers left us curtain rods, shower curtain rods, storage that was bolted to the walls in both bathrooms & nursery.  oh, & our lovely fences that are bolted to the walls.

    But see I dont get this. Isnt it an expense as a homeowner when you buy a home? It was for me. I wouldnt expect to buy a house and not have to buy these things for myself. I just never think beyond blinds, and appliances.

    I dont want an arguement at all Im just getting honest opinions.

  • I'd take my water hose. If the holder is attached to the house I'd leave it. Curtain rods I'd probably leave too unless I knew for sure that we'd have the exact size widows in the new house, the vanity mirror I would leave since it is attached to the wall and well as the broom holder.

     Sometimes in house contracts these things are specifically stated. When we bought our house in the contract it was stated exactly what we wanted to be left and what the seller was willing to accept out of our list (i.e. blinds, wine fridge, etc) 

  • I thought it was part of the contract that you have to leave any fixtures that are bolted in. For this reason we have taken a few things down in our house we wish to keep (ie. fancier showerheads, etc.) since technically you are supposed to leave those things behind.

    Yes, when you buy a new house, those items are your responsibility but if they are affixed to a property you purchase as a buyer, you expect them to be there when the keys are turned over.

  • I was told by our realtor that anything attached to the house stays with the house unless otherwise mentioned in the contract.  So the curtain rods and mirror should stay for sure.  Is your water hose holder attached to the house?  If so, leave it.  If not, take it.  The broom thing, technically should stay too. 

    With the purchase of a new house, yes you would expect to have to buy these things.  But not when it's "used".  Our sellers took the curtain rods and I was PISSED.  Legally, I could have gotten them back, but I chose to let it go.

  • Mikey is right, legally she could get her curtain rods back!  Part of what we signed was a blanket page that covered celing fans, blinds, curtain rods, towel fixtures... all that misc. stuff.  They put all of those things on a general list for buying so that you don't have to itemize everything in the sale (unless otherwise noted in the contract) and I know it's signed by the buyer saying they know they are getting all of these things.  Legally it stays, it's just the way it works (but I do think the hose is all yours!)!
  • You would have to put in the contract that you wanted to keep them or that they 'convey' aka you take them with you..
  • When we put our SC house on the market our REA told us to remove anything that we did not want to be left with the house.  Otherwise she said anything that was attached to the wall would be expected to still be there.
