so the house MH has been fixing up is under contract right now and was set to close 11/1.  this was going to save us b/c i have been paying all our bills for the last 4 or 5 months and gradually eating into our savings, which are now about gone.

well the other day, the appraisal came back at $15K below the sale price.  they've requested a 2nd appraisal, but the comps are what is killing us b/c of all the foreclosures and short sales in our neighborhood.

anyway, unless it comes back much higher, this sale isn't going to happen, and i don't know what we are going to do.  

when it rains, it pours, doesn't it?

Ugh, I'm so sorry Susan!  This housing market is killer.  Lots of good thoughts going your way that the appraisal is much better so you can make the sale.
