We're still $20K apart on price, and I am not budging.
On the advice of Katesmama, I wrote a letter to the listing agent and owner, detailing why we are offering what we are (the house, although great, needs some substantial work because it's been empty for over a year, and the HVAC is old and needs to be replaced).
My agent sent it this morning, so we'll see what happens.
It's an awesome piece of property-- one of the larger lots in the area and totally fenced. DS and DD will have their own private park if we get it. LOL

The house was built by his son, who passed away and left it to his dad. Dad is sunning himself in Florida, trying to sell his overpriced house. It's paid off, so he thinks it's plated with gold. The comps in the area are almost $100K less than his asking price.
I think the listing agent (his niece) is getting fed up. She's been holding open houses every weekend, and the only offer they got was even less that I am offering. She wants her commission! It's been a long time.
