I'm thinking of selling my house...am I nuts??

Ok, so we don't have to sell our house, but I really would like to.  I contacted a realtor and they came back with an ever better number than I was hoping for to list the house and what we could expect to actually get.  Obviously, there are a bunch of things we need to do first (like declutter, paint and maybe some renovating the master closet) but it's all pretty doable for us.  Our house has gone up a good bit - enough to pay our closing costs and have a decent downpayment for our next house.  I just really want to move closer to DD#1's preschool (and where she will probably go to elementary school).  Plus my office is over about 10 minutes from DD's school.  Right now I'm making the drive at least twice a week for DD's school (and then DD#2 and I end up staying at the office, running errands or going to the gym) twice a week plus at least 2-3 times more to go into the office for meetings and such.  It's probably a 30-45 minute drive depending on traffic.  Of course, there are preschools closer, but we really like this one, the area, etc.  Plus I would love love love a pool...but I might be dreaming on that one.  So am I nuts to try to sell my house in this economy/market? What about trying to move with a 1 and 3 year old?  (We might be in an apartment for a few months because we won't buy anything until we are at least under contract on this house and then only with a contingency.)

  • I don't think it's crazy, but whether or not it will sell probably depends a lot on the market in your area.  We aren't ready to sell but dh ran into our realtor and she said that this year is already a lot better than last and homes around here are selling.

  • No go for it.  You have to do what is right for your family regardless of the market.  Granted, I say this with our house on the market since July w/ no offers due to our first agent pricing it above what we thought we would get for our house leading to two price reductions and a change of realtors earlier this month with a more accurate listing price for what we feel the house is worth.  But there are people looking and plus it only takes one person to fall in love with your house and to make you an offer. 

    Your case is similar to ours, you don't have to move but want to and you won't be don't anything regarding purchasing w/out selling or a contingency so you are pretty safe.  And if you don't get an offer for what you are wanting the worst that happens is you take it off the market when your contract is up.
