interest rates on 30-yr fixed will stay low??  Right now some banks are offering them below 5%.  We have a 7-yr ARM which is up in 2011.  But, DH is out of work right now, so we can't even try to refi.  I'm just hoping it'll last long enough for him to get a new job!!

According to my friend at BECU it's been going up and down the last month or so. Some days its under 5 then the next its over 6. Who knows really....

I refied at 5.5 back in March so it's been low and volatile for a while.
