Good house selling vibes, please?

Our house has been on the market for 4 months with some interest but no offers. We have a showing tomorrow. Send some good house selling vibes my way, please?!  We've staged the heck out of our house from the very beginning and followed all of the tips and tricks we've been able to find. If we don't sell the house pretty much rightthisverysecond, there is no way we'll be able to move before school starts back. If the house doesn't sell by October, we're taking it off the market for about 6 months.

Also, I kid you not, I just got one of those little St. Joseph house-selling statues that we're burying in the yard tonight. Flame me. I can take it.

So yeah, any good house selling vibes you could send my way would be very much appreciated.

How long did it take @twolittledogs ? Any insight into what buyers didn't like about it (until the right one came along)?

I did all of the "right things." The house was also spotless for a showing, the dogs were out, any sign of them was gone, no unpleasant odors, curtains open & lights on, comfortable temperature, etc.  We always received nice feed back-house was great, clean, cute...but then they'd say something like it wasn't an open floor plan, it was a corner lot, the backyard wasn't attached (we had a corner lot so it was house, driveway to carport, then backyard-no possible way to attach the yard to the door), the stairs were too steep...all things we absolutely couldn't change.

Yep, this is us exactly. We get good feedback with one qualifier about the yard or the busy-ish road or the small kitchen-- something we can't change. It's a small house, and older (1950ish). Even though it's not super modern (we did a small kitchen and bathroom reno a few years ago-- nothing impressive or fancy, but they don't look 1950s anymore, at least...) it's clean and move-in ready.

It's definitely priced appropriately, so we wait. Like I said, we'll take it off in October if it doesn't sell by then since I'm due in January and then put it back on next March or April and then let it ride, but I'm obviously hoping it doesn't come to that.

@twolittledogs Our agent is a family friend. She helped us buy our home 8 years ago. I've never worked with another realtor. I really don't know what's good or bad, but she is very readily available to us, and I've never felt like our 82K house (also LCOL) was any less important to her than her fancy ones. I'm pretty sure we'll stick with her out of loyalty and because I can't think of a reason not to other than our house isn't selling (but I don't think that has anything to do with her!)

I'm trying to remember. I know it wasn't right away because we had a hard time finding one. Our realtor finally gave us one. Our house was on the market for 4 months with some interest but no offers just like you. We had moved into our new house and were days away from having to make two mortgage payments when a couple made a cash offer and we closed seven days later! Hoping you have our same luck!
