Any experience with new construction and 1 year warranty

We are nearing our 1 year warranty/walk through on our new home.  We have several smallish items.  Our biggest issue is the sinkholes that have developed around the yard and, most recently, in the driveway.  I can them sinkholes because you can actually see a cavernous space in the hole.  We had architects draw up our house plans so they've been out to see them and review our other items on the punch list.  DH, architects, and I believe the sinking is due to improper packing of dirt after our geothermal line was laid.  We emailed the builder about the driveway and he called it an "act of God" and, therefore; not covered.  I think once he sees it, he may understand better.

Did you have success in getting items taken care of?  Did you have to "fight" the builder on it?

There is a sinkhole in the driveway.  We have to completely avoid it and partially drive in the grass. When they laid the geothermal, a trench was dug all around the perimeter of the house, it was laid, and covered with dirt.  The sinkholes are *only* along this trenchline.  The architects agree with us and will be "on our side" in helping get our list complete.

  • We had a few minor things like nail pops and some cracked cement around our front porch. They didn't give us any trouble when it came to fixing these items.

  • We had an inspection done a month or so before the end of our warranty, then we worked with the builder to get the items on that list fixed. There wasn't really anything major. We had okay luck. They weren't quite as responsive as I would have liked, but it mostly worked out in the end.
