House Hunting in Gifs

So DH and I went out Saturday to go house hunting.  We sold our first home for a profit so we were feeling quite well off.

We started driving around with our real estate agent and she started showing us houses that are listed much higher then our budget.

So after the third house (keep in mind we have a babysitter on the clock) DH and I reminded her of our budget.

So then she took us to some houses that we well below our budget but in some really undesirable neighborhoods.

So after a very long day, and a quiet suggestion from our real estate agent that maybe we need to reexamine our budget and increase our down payment or our monthly mortgage payment we went home and did this.

If things don't get better, I think we may need to find a real estate agent that gets us.

    @sleepy33, we have been using zillow and redfin to find listings and send them to her.  We sent her about ten and she showed us 1 of them.

    In her defense they do go quickly because there is low inventory right now (according to a different real estate agent). But according to redfin and zillow 6 of them are still active.

    Oh and she wanted me to nurse E in a moving car.  This was me

    Don't feel bad about switching. We had to do the same thing after our agent kept showing us houses 20k + above our budget. It was frustrating. Our new realtor ended up being amazing.

    Yeah, that was what I am thinking about doing.  The houses were all 10,000-30,000 above our budget OR 40,000 below but the schools and neighborhoods were not what we want.

    I want to switch but I am waiting on DH; it is his co-worker's wife.

    $10k above is one thing. Depending on if the price is competitive for the market, its deft not out of the question that you might actually get that price down into your range. $30k over budget is insane.

    Try using realtor.com or mls.com to search listings. When we were looking, I found out that Zillow and Trulia will keep a listing as active when the house is under contract and that may be why your broker didn't take you there. Trulia had our house as an active listing until the day our sale closed and deed was recorded.

    However, it does sound like the broker doesn't understand your needs and budget and you should seek some recommendations for another.

  • So she's looking at houses with a 50k spread between prices and can't find anything in the middle?
    New realtor, stat.
  • What my husband and I did for a while(to avoid being shown houses out of budget), we went to open houses in our price range to see what was out there and what our budget would get us.  Keep in mind that you can always offer lower and negotiate prices.  We ended up finding out house without a real estate agent, it was on open house and we fell in love then we found an agent.
  • Haha sounds like you were on an episode of Property Brothers! She takes you to your dream home you can't afford and then takes you to a dump you can afford but you'd have to fix up (not quite, but still). :)

    sounds like you need a new agent or to do some more research yourself and say please take me to these 3 homes today and only these 3.
  • Im a Realtor.  Call a different agency talk to another agent on the phone tell them your price range, desired area and some home characteristics you really want i.e. number of bed rooms/ bathrooms, yard, garage.  Have her email over what she finds then pick your favorites and sched a day to see them, you can bring LO too.

    @has615,  So it doesn't bother you when people bring their kids?  We hired a sitter to watch our oldest two because she told us not to bring them.  I thought it was weird since all the houses we went to were empty (I would understand if people were living there and not wanting families of five tromping through their house).  But we got a sitter and basically blew 80 bucks to look at houses we can't afford or we can afford but don't want to live in.

    Never bothers me, sometimes it means we take 2 cars because of carseats but thats no problem.  The only issue is sometimes the kids don't like the house and it effects the parents being able to see it.  But most of the time its no big deal at all.  The only time I would say not to have your kids with you is closing since you need to concentrate on all the papers you're signing.

  • @Inn2, that is why I put it up.  If I don't laugh right now, I would cry...and eat all the ice cream.

    She is meeting DH at a house in our price range in a couple hours AND it is in a desirable neighborhood.  It may not have a garage BUT it is a move in the right direction.

  • Oh the things to look forward to...we are trying to sell our first home now. Im just hoping it actually sells, haven't even thought about e house hunt when it actually does lol

  • Same thing happened to us. We need a new agent but she's sorta kinda my mom :-SS I was confused why she hasn't sold any houses in 4 years until we took her on. Let's just say it wasn't pretty.

    Wow, that is way worse then my situation. You definitely can't fire your mom. Good Luck.

    We had a really hard time because we were being outbid by people with cash and ended up building.  I loved our agent, though.  Eventually, he just gave me a link to access the MLS search engine so that I could stop wasting his time asking him to check availability on this or that, because the other search engines (Zillow, etc.) wouldn't be current.  Then, I could do drive-bys of houses that were actually available and if I was really interested, we'd make an appointment.

    ETA - things were moving so fast that we sometimes made offers without making appointments.
