You are paying for the land. Even in DFW, a low to mid col, there are pockets like that where you pay a ton for a tear down.

I figured as much. I was watching Million Dollar Listing LA last night and someone bought a property for $21 million cash offer so that he could tear down the house and build something new. My jaw was on the floor.

Yup. Definitely the land. That site was from 2010, the market has "cooled" ever so slightly since then... but still. Shit's expensive here.
