Name on house

Dh and I are closing on our house. His name is on the mortgage and both our names will be on the title. Should my name be on the mortgage too although I don't have a job? Also I'm not planning to run off with the pool boy but what would happen if we separated?

  • As long as your name is on the title, you should be fine. Mine is on the mortgage, as well, but that only makes sense if your credit is as good or better than your DH's. Not having a job doesn't matter, it's household income.

    Well, I don't know. Does is differ from state to state or bank to bank? We refinanced last month and are co-signers on the mortgage. No one said a thing about me not generating an income.

  • I'm on the house but not the mortgage too. I don't remember why we did it that way.

  • I have no income and I am on the mortgage and the title. We both have good credit scores and put more down then we needed to. I don't know if that had something to do with it. But, I would think as long as you are on the title you should be fine.

    I would think you could co.sign and it'd take into account both scores. From what I know, you can't have it in just your name if you have no income. Also, I'm not on our mortgage at all but if we were to get a divorce I am still entitled to half the house. Because I'm not working he'd have to give me x amount a month to live on separate from child support also.

  • When we bought our house we were not married.  All of the financing was in MH's name, I was just on the deed.  When we refinanced a few years ago (and were married) they had to put both of our names on the mortgage paperwork.  Apparently once you're married you both need to be listed.  Could just be an Ohio thing though.  

    It shouldn't matter one way or the other really.  If you're married half of everything - including both house and debt - is yours.  Unless you're in Texas.  'Cause they make their own rules there.

    Mine is on both for the house, but I was working at the time.  We had to show proof of income - bank statements, pay subs, taxes, etc .  They would only loan to someone with substantial proof that they could make the payments.  We just bought a new car the other day and I'm not on that one because I'm not working and have no income.  The car is in both names, the loan is not.

  • We are both on the mortgage and I was not working when we bought this house last year. My credit score was actually better than H's though.
