**Francisca** Qs for you about builders

I remembered you work for one and we're wanting to buy NEW this next time yeah!! So do realtors or builders sell houses cheaper? What kind of incentives do builders usually have if you do buy thru them directly? There are about 5 builders (most commonly known) in the neighborhood we're interested in so how on earth do you start to pick? Never done this before, we've always bought used so this is exciting!! Thanks :)

  • I would go directly to the builder simply b/c if someone comes through us we normally pass the savings that we would have spent on thier Realtor's commission on free upgrades for you!!!  We normally price our houses with 2,000 to 3,000 negotiation room and than if you don't have a realtor we can sometimes negotiate up to 7,000 off or upgrade things like tile and granite countertops.  (Here is our companies' site if you just want to take a look: www.hakesbrothers.com)

    If you are going through a national company I highly recomend Pulte Homes, Toll Brothers, and Richmond American.  KB has a great product but nothing comes standard so plan on spending about 10,000 to 15,000 to get the home you really want.  IMO Beazer is TOTAL crumb as per quality and DR Horton isn't much better.

     If you are building custom I would recomend a local builder.  I would go off of recomendations from friends.   A big enough local bulder should have a custom section where you can see what they have done!  Be careful to find a reputable company b/c Texas lacks a lot of consumer protection laws for contractors.  I've known many who have gotten cheated.

  • Thank you SO much for the info!! The common builders there are: Perry, Plantation , David Weekley then a couple of local yokles :) So far out of the plans I like best one that Perry carries. Looks like it will be a few months though as DH is insisting on teh 20% down to avoid pmi :)
