WWYD: moving

so DH and I realized very quickly after B was born that we have outgrown our two bedroom condo and would love to have a house with a yard. there is a new neighborhood being built that we love but phase 1 is already sold out. supposedly phase 2 should be cleared by county zoning in September which means we would close in March and be able to pick our own lot and build exactly what we want. however, the agent said it's already been pushed back since June so it makes me nervous it will keep getting pushed back or never happen.

of course, we could always go buy an older house in an established neighborhood and most likely be moved in by the end of the year but we would probably have to make sacrifices in what we want since we wouldn't be building.

I'm so torn. I really like the idea of getting exactly what I want but I'm not sure if I want to wait.

so what would you do?

    I'm not new. I just hate The Bump. 

  • If you're planning on staying in the house you buy for a long time, I say wait and build what you want. Your boys are still young enough that the next year won't be too bad!

    One thing I learned from buying a house is don't rush. Get what you want. I wish I could churn my house ;)
  • What's the better financial investment? I would think about what's on the current market and compare the values... supply in my area is limited, prices are inflated, etc, so a new build a little further out of the city would be smarter (here, that is!)

    Unless money isn't a big factor or you've already done the analysis and all things are even... then I'd go for a new build. Our house is 100 years old and though we loved the layout, itneeded a lot of aesthetic updates... floors, removing wallpaper, some kitchen updates. We spent the first year and a half doing renovations to get the house looking like we wanted it. It was, for the most part, a huge inconvenience. So you might as well be living in a smaller apartment and waiting as opposed to moving and ending up using the living room as a bedroom while your husband takes the cloud wallpaper off the ceiling in your master bedroom, kwim?

  • We are building now! Just signed the papers this past Saturday! In our situation we are building towards the end of this phase so we know they'll be starting in a few weeks. I can see how that could be worrysome if they might put it off. I imagine however if they are currently selling that phase they can't just stop...but still stressful. I am very excited that we are able to customize our floor plans and we will be able to pick all of our finishes! So that's also a bonus of building.
    The other idea of looking around first is good though too, maybe you'll be suprised and find the perfect older home.

  • I voted IDGAF, but really just because there are too many factors to consider and I don't know anything about your area. Mine doesn't have many new developments, and the ones they do build have HOAs and thus fees and restrictions. Last year we bought an 80 year old house. The previous owner had maintained it really well and updated things, so while the bathrooms and kitchen aren't exactly what I would have chosen, the appliances and fixtures are all good and we didn't need to do any work. We're very happy with it. I also see the appeal of building and choosing what you want. I would add that if there is a HOA fee be careful. At least here they can raise it at any time without warning and they can ask for lump sums. It can really raise the cost, and it's ongoing.
