so DH and I realized very quickly after B was born that we have outgrown our two bedroom condo and would love to have a house with a yard. there is a new neighborhood being built that we love but phase 1 is already sold out. supposedly phase 2 should be cleared by county zoning in September which means we would close in March and be able to pick our own lot and build exactly what we want. however, the agent said it's already been pushed back since June so it makes me nervous it will keep getting pushed back or never happen.
of course, we could always go buy an older house in an established neighborhood and most likely be moved in by the end of the year but we would probably have to make sacrifices in what we want since we wouldn't be building.
I'm so torn. I really like the idea of getting exactly what I want but I'm not sure if I want to wait.
so what would you do?

take the risk, wait longer, and build what you want
don't risk it, move sooner, and buy something else
IDGAF where you move and I have no advice for you

I'm not new. I just hate The Bump.
One thing I learned from buying a house is don't rush. Get what you want. I wish I could churn my house
Unless money isn't a big factor or you've already done the analysis and all things are even... then I'd go for a new build. Our house is 100 years old and though we loved the layout, itneeded a lot of aesthetic updates... floors, removing wallpaper, some kitchen updates. We spent the first year and a half doing renovations to get the house looking like we wanted it. It was, for the most part, a huge inconvenience. So you might as well be living in a smaller apartment and waiting as opposed to moving and ending up using the living room as a bedroom while your husband takes the cloud wallpaper off the ceiling in your master bedroom, kwim?
Good luck either way!
The other idea of looking around first is good though too, maybe you'll be suprised and find the perfect older home.
Good luck!
they aren't currently signing contracts for the second phase yet, there is a waiting list we would have to get on ASAP if we wanted to build there. we are taking advantage of a special loan program with restrictions on where you can move so inventory, while out there, is limited. our budget is extremely tight so the reason I am leaning towards the new build is because I know everything is new and under warranty and the chances of something expensive breaking in the first months after we move in are slim and if it does it's covered. I am also looking for other developments that are currently building in our price range.
I did go out driving around looking at homes already on the market but I'm just not feeling any of them the way I am in the new neighborhood. I think I would rather stay in the condo for a little longer instead of move somewhere else and have buyers remorse. I tend to be impulsive like that.

eta just went back and reread everything. you guys are full of solid advice. thanks!!
we officially decided to get on the list and wait it out to build. DH and my mom both called me out on my tendency to be impatient and impulsive and then have buyers remorse and we all know I won't be happy anywhere else so the wait begins!
I appreciate everyone's input it was really helpful to have outsiders opinions that aren't emotional involved in the process. y'all rock!
