NBR- selling house

Has anyone sold their house? We are selling and moving an hr north to be closer to DH's job since I'm not working anymore. We meet our new realtor tomorrow. Any tips/suggestions besides the obvious ones (de clutter, clean like a mad woman, fix whatever is broken)? I'm super nervous about this process.

  • Clean your pantry/closets. If you are not extremely organized, people can't
    Imagine themselves being organized in your space. I packed up about 1/2 of the crap I had in my closets to make them look really pretty.

  • We just so,do our house and it was so much work. Sorry:( what kind of house do you have? Our realtor suggested that get a pre listing inspection and it was pretty helpful to know what we had to deal with going into it. Our house was super tiny and cluttered so we packed up 50% of our stuff and stored it. We got it painted and the bathrooms re-caulked, but that was it for looks. The biggest thing was bringing my a game cleaning wise. I was always always always cleaning. It was hard but we sold it in 6 weeks. I'm not going to lie, it's tough, especially with a kid. Just put your head down and get through it- it'll be worth it!

  • Our house has been on the market for a while (we are trying to make a good profit, so we have it priced pretty aggressively). Definitely second getting a storage unit and packing up as much extra stuff as possible.

    Also, try to minimize the baby stuff in your house as much as possible. Apparently baby stuff makes people's stress levels go up--so I put a bunch of our baby toys in mesh bags and put them in the back of my car before each showing...
  • Also while you're packing up, color code your boxes. That sounds dirtier then it is- get a different color duct tape for every room. Seriously. It would have saved my sanity.

  • Im a realtor.  They will go through every room with you giving you suggestions. 

    Make sure the front looks great.  Curb appeal is important, first impressions and such.  Ive gone to show places with clients who refused to walk in if we drove by and they didn't like the way the outside looked.  

    Use air fresheners with a clean scent for when you walk in the door.  

    Hide baby toys

    Ask the agent about open house schedules and set a price you will be willing to lower in a month (even if only slightly)  Lets say I have a house listed at $200,000 If I don't have an offer in 1 months time I always suggest lowing a couple thousand to $198,000.  The price reduction is minimal but will auto resend emails to any client agents I have looking through MLS, emphasizing the drop.  It will also be first to pop up on things like Trulia for people searching on their own.  

    Dont listen to that zillow home appraiser crap.

  • We just sold our house, we sold it in a week.

    We touched up all the paint. We did a deep clean. We packed up a lot of our pictures and other more personal items. We made sure everything that should work worked (no missing lightbulbs, fixed cracked outlet cover, fixed broken drawer) just stuff we kept forgetting to do.

    We store our toys in baskets so they are hidden anyways.

    We fixed up the front yard and patio area. Cleane it really well, weeded, etc.
