  Master suite, hands down. Our kitchen is not great, but I want a place to #getawayfromitall. 

  
  

  Ooh, can I spend $25,000 on the master suite and the other $10,000 on the kitchen? Mama needs a new stove.

  I chose master suite because 35k isn't enough to do what I want to my kitchen.  We are on a corner lot with plenty of yard space on the side of our kitchen.  Assuming this is our forever home (I think it is) and we can get HOA permission, lol, I'd love to knock out that side wall and expand the kitchen by a few feet.

  Bedroom for sure! Our kitchen was remodeled before we moved into our house. Our bedroom is on the smaller side so I would make it bigger, add a walk in closet, bathroom, etc. It would be amazeballs!!

  I would love to turn our finished 3rd floor into a master suite.  I think it would add more value when it come time to sell since we would then gain another bathroom and another bedroom.  Right now its prepped to be a giant play room for when DS is a little more mobile.
