T&P's please (NBR)

So after a 2 year house hunting experience, DH and I put in an offer tonight on a home. However, another offer had been made earlier today (first day this house had been on the market). We offered above asking and are feeling good about it, but I am so sick with anxiety about it. When DH and I stepped into the house we just knew it was the one. Anyways, the sellers have until 5 pm Monday to accept and so any T&Ps for us would be much appreciated!!
