New home builder questions: NTTGPR

Yet another new home discussion: H and I are leaning towards new construction. I am a little bit of a control freak and having bought a resale home before that is not such a good route for me. In our area there are a few homebuilders that have floorplans and communities we are interested in. My question is, do you or anyone you know have a home built by Maronda, Ryan, or Westport homes? Any experiences or insight is appreciated. I have looked online and got pretty mixed input for Maronda and Ryan, Ryan more favorable. But Westport doesn't have much of an online presence as far as reviews. 

If you have bought new in a development from any builder I would love any advice :)

    We have a Ryan home.  As far as mass builders go they are pretty good.  We have had some problems, some major and they came out and took care of them - one of them was where the house is built and they actually put in a French drain system.  Some of the stuff was out of warranty. 

    That said, there are some things that don't thrill me, like the fact that the house went up super fast and I know some corners were cut BUT you will find that with just about every new builder these days.  They just don't make 'em like they used to.  I still love my house, the floor plan is perfect for us... I think if we could go back and do it all over again we probably still would

    Edit to say that they even fixed the out of warranty stuff because of what was going on.  They made sure to make it right.

  • Kredd88! I am happy you still love your floorplan :) I am afraid I am going to make a mistake and choose the wrong one!!

  • No advice on the particular companies listed. My house was a spec build by Highland Homes, though.

    I would encourage you to meet with all the builders and look at completed/varying stages of completion for each builder. Find out what types of finished/materials are considered base and which are "upgrades" builders in large communities usually build to the individual community's (or even section within a community) specifications. Also, do not be afraid to negotiate with each builder. We got some really nice free upgrades just by negotiating. 

    We chose to use a realtor to help with the paperwork process. While not necessary, it was nice because she had insight into how the two companies were performing in the particular neighborhood we were looking in and seemed to be in our corner even though she was compensated by the builder in the end (% of the purchase price). 
    That is such a good idea to work with an agent! We just moved from 3k miles away and I would love more insight into the communities before pulling the trigger.

    Before we moved in we drove through the neighborhood and talked to neighbors who were out and about.  They were always happy to chat, which told us it would be a good place to live.

  • The last house we owned was a new Ryan home. I know some people in our neighborhood had bigger issues but we didn't experience anything major. Some of the workmanship really bothered me though... Trim looked messy in spots or crooked compared to the floor, etc.

    Those are the biggest complaints with Maronda homes too. Thank you for your feedback. Maronda actually has a better location but the finishing workmanship complaints scared me a little. I think I just have to accept that may be the case in any home.

    This here too.  We didn't build though - ours was a spec home so no walkthroughs for us to pick up stuff like that.  Watch the baseboards and doors to make sure everything is flush.  There is one spot on a baseboard that I can see from here that looks like a rolling wave!

    Be picky - don't let them get away with it. Also, speak up as the house is being built and you notice things. It is much easier to fix little problems as you go then fix a bunch at the end. 

    Never feel bad for pointing out flawed workmanship - I mean, you wouldn't buy a new car that had dings and scratches.
    Exactly this! Also, OP, where are you looking to build? Because I am nosy. 
    Central Ohio, north west of Columbus. We are in Dublin now but leaning towards Delaware. Anyone around here? :)
  • @ToryKate I'm not in Ohio now, but I was born in Columbus and lived in Worthington for 16 years.  I knew people from Dublin and they loved it.  I have a friend who lives is Delaware now (I think) and she likes it too.

     We're currently building a Standard Pacific home here in NC.  My advice is to really look at what comes standard, and check what their upgrade options are.  We looked at a Lennar community, but they had very limited options (4 cabinet colors, 5 granite choice, etc)

    Good luck with the house!

    That is good to hear about Delaware! We really like Dublin, but they don't have exactly what we are looking for as far as new build. God luck with your home building process :) 
  • @merc5411 what part of NC?  Standard Pacific was building in the neighborhood next to mine and I love going through their models - their wood floors are to die for!

    @merc5411 @kredd88 We just built with Standard Pacific! 

    @torykate Don't be afraid to be a bit pushy. There will be a lot of hands on your house and not all of them will be communicating with each other. If you ever see something you're not happy with, don't be shy about getting it sorted out. It's better to get it remedied during construction than after because once you're in the house, you'll be so ready to move in and get settled that you won't want to bother.
