Is it fair to show a rental house to multiple people? It's resident match heaven here right now, so we have a number of people who want to rent our house but can't move in until June or July. There is a yp guy who wants to move in in May. I plan on renting it to him but am going to show it to all of them just in case. Is that unfair? I've told them we want somebody in there by June at the latest. Also, people who rent...how do deposits work? With pets especially. What did you pay? Did you get it back?

  • Usually our deposits have always been a months rent. The new place we just rented it was a little more. The place are currently at we didn't have to pay a pet deposit but out new place is was a non refundable deposit of 150.

  • Totally fair...show it to everyone. As far as deposits, it can work a few ways. Most places do a month's rent for a security deposit. For pets, decide if you want a refundable or non refundable deposit (or a mix of both). I've mostly seen them between 200-300.
  • Also, check your state laws as to whether you are required to keep a deposit in an interest-bearing account.
  • Yep I show it to anyone interested and let them know that the first Person to pass a background/credit check and provide a deposit will be the one to rent it. In upfront about someone else being interested, but that if it falls through I will call people in the order applications were received. I do not take any money until background checks are done and passed.

    Pets require a nonrefundable deposit and we charge an additional monthly "rent" if it's a cat. You just need to specify your rules in the lease and keep them the same no matter who you rent to.

    Yes, and make sure you take photos of every room (with a date stamp) the day the tenants move in (or day before) and the day they move out.  Keep all receipts and get photos of any damage (if there ever was) and you use the deposit $ to fix. Carpet cleaning from pet urine, smell etc, holes in walls.

  • I have a rental in boston and require first and last month paid with signing of lease. The last month is supposed to be in seperate account and if there is interest, I have to give it to renter. I don't require security deposit because if damage is more than deposit, I'm out of luck, pretty much. I'd rather sue them for whole amount. It's risky but I'm ok with it.

    You have to be very careful you are discriminating in any way. Say choosing a single female over a family with kids. I prefer to go by credit and order received so I am consistent and don't have to prove I'm not discriminating, it's just there on the applications.

    Show it to who ever you want. I would also look into how long people want to stay not just when they can move in. Like if they are planning to buy in a year and someone else if planning on staying put for 5 years but cant move in for an extra month I'd probably pick thr latter.
    anyway we pay 1st last and security each equal to a months rent so 3000$ plus eith a month or half a month for the pet depoist so realy we paid 3500$ and that extra 500 goes just towards pet damage.
  • We have rentals. We always show to as many as possible until it's rented (that is, until we have money in hand for rent/deposit). 

    We allow pets as long as there are good references (for the people and pets).

    I'd show it until you have a definite renter. We paid $25 extra per month for our dog, no additional deposit. Our deposit was one month's rent. 

    We have rented out a house before and it was hell. I would most definitely do a pet deposit and background/credit checks. We got lazy and failed to do this, and it bit us in the butt later...
  • We own a rental house in Tucson. Up until this past year, it had been a breeze renting it out--first showing rented it every time. This time was a nightmare, though. People kept saying, "I want it. Blah blah blah". Then, they'd back out. We just kept showing it and running applications every time. I'd definitely keep showing it. Take applications and checks but only run them one at a time and give a cleared application 24 hrs to sign a lease and pay deposit. We charge one month rent for deposit and an extra $200 per pet for pet deposit.

  • I told him the pet deposit was refundable provided the hardwoods were in decent shape at the end. :) I forgot to mention and he didn't ask about a regular deposit, guess I'll tell him tomorrow morning when he sees it. The 3 med students who came to look at it weren't interested because the yard is too much for them to deal with. They brought one of their moms...lord.
