house vent

Dh and I are looking At homes right now. We would like to be in by july but that doesn't seem possible anymore. We put a offer on a house that didn't need much work. The market is crazy right now. With in a day it had multiple offers we put in asking and didn't get it. Someone went over asking. We like the sub that the house is in. Another house popped up on the market today in the same sub. Almost $50,000 cheaper for the same house. But for a reason. The house is a total fixer but the return on investment would be awesome. We're trying to figure if we can afford it. If we just replace what we need to move in it still may be stretching it. It's a smokers home also so I am nervous to move in with dd even with painting the entire house and replacing flooring.

Oh ya the house is incredibly gross and has two offers already so we would need to put the offer in, in the morning asap and go over asking if we want a chance. Were talking gross like they don't use ash trays they just put the cig out wherever, in the windowsills, in the sink ect. There was garbage and clothes everywhere. Supposablly they are supposed to remove all their items. That also makes me nervous that we could have a bunch of someone else's shit to pick up.

This is so stressful trying to decide if we can tackle this/afford it with being crunch for time and at the same time making sure dd will be safe. Holy run on.

There is really no point to this, just a vent. I feel like we will never find a house in this market. I guess if your able to wish us luck that would be wonderful. I just hope everything falls into place soon. Thank you for listening.

  • Ugh! How stressful. And who takes "care" of their house like that?!

    I know this might not be super comforting, but I try to have the attitude of "If it's meant to be, it's meant to be." That being said, I've never bought a house before (DH bought the one we live in as a bachelor and I moved in after we got married).

  • I'm mostly a lurker but wanted to say I completely understand the frustration. We just closed on a house, we have so much to work on yet no time! We thought just getting the flooring and carpet redone would be fairly quick and easy but we were wrong! Apparently it takes at least 4-6 weeks to get the minimal work done. I'm freaking out but there is no way we are moving in without new flooring. It was a total seller's market in the neighborhood we wanted, and the whole process was very frustrating and now we are dealing with renovation time crunch.
    I would be torn in your situation too. On the one hand, if it's just a matter of carpeting and paint, it would be doable. Crank up a few good quality air purifiers/odor eliminators to get rid of the smell, etc. On the other hand, I would be worried what they have been neglecting to maintain if they don't even care to keep up their immediate living spaces.

  • @hannahyegee that's a very good point. I had to wake dh to say that. He said that he thought about that. Another thing I didn't like was the neighbors outside yard looked like this houses inside. So it was a eye sore. I feel like I am talking myself out of it.

  • Don't buy just to buy. You need to love it or know that you can love it with work. Planning is great but is it realistic? Some of the work you will need to do like painting and taking out the carpets to get rid of the smoke. But when we bought out house, we said the first thing we must do is replace the kitchen. That was 7 years ago and we have only replaced the appliances as they broke. We bought it as a starter home as well and now realize we will probably be here close to forever. So just be sure you love it and not just buying because it is what is available. That's my two cents.

Weekly BPP and NST until she is here. 1/17/18 Growth scan puts Abby below 10th percent in size, low amniotic fluid, and less movement. Time to induce!

  • Me and H are looking at houses right now as well and we feel the same way! It's so hard to find a nice house that isn't outrageously priced. Good luck! Thoughts and prayers that you find your dream home!

    I would not buy the house you're describing, honestly. You can't get rid of the smoke smell without basically tearing down the walls. My grandmother moved out of her house 8 years ago and my uncle bought it from her -- my grandmother smoked in there and it still smells like smoke, despite several deep, professional cleanings, removing/replacing carpets and sanding/refinishing hardwoods, painting, etc. It just doesn't go away.

  • I have to agree, I wouldn't buy the home you're describing. Nothing you do will completely remove that smell, ever. I'd consider it a sign to just keep looking. And, I'm wishing you luck with your hunt!

  • Glad to hear you didn't go for it, I'm not sure about where you live, but in ontario, real estate agents have to tell you if the property is currently a renters property, as there can be a lot of problems with evictions when it comes to selling properties that are currently being rented. I bring this because it sounds like the property may have been rented due to the lack of care. I know there are some paint products out there that say they will neutralize the smoke smell but I am not sure how effective these products are. I guess this reply is just something to keep in mind while you search. All the best!!
  • I'm also glad you didn't go for it because you absolutely can't get smoker smell out. It seeps into the paneling, foundation, everything!

    I'm also in the process of house hunting and it's stressful because we are looking to move out-of-state. I wish you luck!
  • Agh! We were in this same boat last year. Put in offers on 3 different houses that were all out bid. DH found a "fixer upper" on really good land and we swooped on it. We have since put 20k into completely gutting and remodeling the living room, kitchen and bedrooms. We still have one non functioning bathroom and a 1970s bathroom to use. We also have crappy heating, light fixtures hanging out f a lot of rooms, water issues, mice and carpenter ants! To top it all off we found out this week our roof needs to be replaced NOW because it's "sweating"...our estimate is about 20k!!!! We're still trying to figure out how we will get the money together. My point is, NEVER AGAIN will be buy a house just to hurry and get one and "fix it up". By the way the house completely passed inspection too :((
