*cheeseandrice* - Closing Update

You know how you said everything was in favor of the buyer in your situation? Yeah, not the case in our area. The market is just starting to pick up around here. Decent houses are going in days.

We have no choice but to agree to the late June closing. The seller is not budging - they have no family to stay with in the area and will not put the contents of the house in storage to accommodate an earlier closing. They also said no to reimbursing us for rent for the month of June.  If we say no, they will simply back out of the contract and find another buyer who will wait until June. This house has everything we want and it's in great shape. It's no sweat off their back - they will have NO problem selling it in a matter of a week or 2. But we will be back to square 1, and hoping we can find something else that was as good a fit.

In the grand scheme of things, this is really not a big deal. Just annoying. And God knows I can use the extra time to sort through all the crap we've accumulated and pack.

  • Thanks. Trying to focus on the big picture. Oh, and to ignore the fact that we will now be sanding, painting, cleaning, etc. throughout the month of July. Yay for central air!

  • The only rooms that HAVE to be painted ASAP are her room and the living room. Both are horrendous, unlivable colors. Lol. Also, the wood floors need to be sanded and refinished, and we figured it would be a lot easier to do that without furniture and no people/dogs walking on it. It's an open living room, dining room, entry way and hallway, so it's a lot of floor to keep off of while we're actually living there.

    If my husband can get his friend to come up for a few days they will rent a sander and do it themselves. His friend used to do it professionally. If not, we will hire someone.

  • Butting in.

    This happened to us MomToBe.  The town we were looking in, houses were flying off the shelf.  The sellers we found did not want to take our offer because it was contingent since we were selling our condo.  We had to beg them  to take our offer which was, by the way, 99% of asking price - and show all kinds of proof that our sale of our condo WILL go through (our selling agent even called their agent!) and even then, they won't give us a closing date until we show the ready to sell letter from our buyers.  Because of this, we had to say we would not close any sooner than 5/15 for them, but we close on our condo 4/15, so we are living with my parents with both kids out of a suitcase for a month.  I am dreading but tell myself I can survive this month in order to have my "forever home"   We will have DD in the pack and play, DS in a toddler bed and us in a spare room at my parents.    Sigh.

  • Isn't it crazy that we're begging people to take our money?!? The tide changed so quickly in our area (yours too, I'm sure). It is absolutely a seller's market if the house is in decent shape. I see houses that needed major TLC just sitting for months on end, but anything decent is gone in a flash. 

    In fact, the first time we saw this house (about a month ago) it was under contract with someone else. We wanted to see it just to get a sense of the size, layout, etc. because we really love the neighborhood. That sale fell through because of financing issues, and our realtor called us the day it went back on the market. We put it our offer 2 days later. Crazy!

    This is definitely the market here as well.  Our buyer is asking for next to nothing right now.  We have a strong interest in making this work and go through, but sellers definitely have the upper-hand.  We got our first offer in less than 24 hours on the market and we had 10 people look at it in the first 3 days.

    But, we pay for it on the other side.  Builders are no longer begging you to build with them.  We have very little negotiating power on what we're going to be building and even lost a lot because the builder didn't "need" our money.  It's a whole new world out there!

    @MomtobeNJ - sorry everything had to be pushed back.  But at least it gives you a little more time to get ready!
