Give me your tips for listing a house

DH and I decided to put our house on the market sooner than we had originally planned. We have about a month to get ready. We will get a storage locker and move most of our stuff out. I don't think we have the time to paint, but I can do touch-ups.

We have a new counter and stainless sink and faucet to instal. We have done quite a bit so far, but there are always more things to do...

Does anyone have advice about staging?

    Get a pro to stage! It is so crucial where I am. If you can't, clean out all clutter and make it look personality free. You want some furniture but to maximize the value it should be bare enough for people to project their thoughts and not feel like they are playing Goldilocks.

    No personal pictures (you don't know the people looking. ..)
    Remove anything you can.
    Clean as much as possible.
    Replace any burnt out lightbulb
    people get distracted really easily so don't have anything that makes it "your" house, so they can envision it being their house.

    If your paint is nicked and scratched I would definitely paint or at least touch up

    I never thought about setting the table. Thanks @HilarityEnsued. We do have a nice table. We're looking to get a short chandelier for above it. We have a George Nelson bubble lamp and want to take that with us. Our issue is with the short ceiling. I don't want to get those bowl type lights, but the ones with chain are too long.

    Actually, we have a room that's going to be interesting to stage. We have a massive addition as a master bedroom with a beautiful bathroom. The rest of the house is small. To give you an indication of size, it can fit about 5 queen beds in it. I don't know how to arrange it. We have a bedroom set, kids' corner with toys, exercise bike, and 2 small desks.

    Minimal furniture. If you put the furniture at an angle it makes the room seem bigger. You want to show as much space as possible.

     If you have some "wasted" space that doesn't look like it has a purpose...make a purpose. Reading nook, small work desk...etc. 

    Update bathroom tile or at least regrout ALL tile. Dirty grout is yucky. If your tub is scratched or worn have it re-porcelained or refinished. It's not expensive and can be the difference bt the bathroom being a project or something the buyer can work with. No carpet in the bathroom...that's gross.

    Updated kitchen brings the biggest return. 

    If you have a backyard, stage it. Make it look like an "extended living area".

    A fresh coat of paint makes the house seem...well..fresh. 

    If the house is not going to be fully updated and move in ready, keep projects to one area. Like one bathroom needs refinishing or something like that. That way it looks like there are less projects to do.

    ETA: Lighting fixtures are affordable and make a HUGE difference in the updating and atmosphere of a home.

    It's all one room, but it's L shaped. The bathroom is off the exercise corner. It has 2 more closets in a hallway leading to it.

    Get rid of the desks, bike, toys, etc. That little addition part make a tv room like @hilarityensued said. For over to the left of the bed by the doors I would get rid of one bookcase and declutter the other. Put it against the wall and nice matching chairs on each side of it with a nice rug, kinda of like a sitting/reading area.

    Maybe put one of the bookshelves in the top pic bt the window and door. Across from it a comfortable reading area? You could make it look like a fancier office area. And make the third(bottom pic) a lounge. 

    Middle picture: Put the bed angled in the corner and dresser under the small window?

    A kids play area is ok as long as the toys are staged, neatly stored and put up.

    Oh yeah outside staging is also really important.  We live in a townhome community where we aren't responsible for outside areas but if you have your own yard, that's also really important.

    What is the situation with your kitchen appliances?  Are they semi modern?  Or are they totally dated? 

    The kitchen and the bathrooms will absolutely be focal points for any potential buyer.

    All new stainless double oven, dishwasher, above range microwave, but old white fridge. Can't replace it because no extra cash. It does work.

    The kitchen is very small galley style. We updated the hardware and put in new flooring (used to be checkerboard). Will have new counters and sink.

    I may have missed if you are listing with a realtor, but they can call for showings through out the day.  Before leaving the house in the morning, I made sure the sinks and counters were wiped down, no trash in the trashcans, and turned on all the lights.  Good luck and hopefully it sells quickly.

    We sold our house last year, and here are some of the things our realtor had us do. We cleaned up the back yard, had some landscaping done, new kitchen counter, new carpet, and new flooring. We also had a new furnace put in because the other one was going bad. We had our water heater inspected. Because we had dogs, we had the carpet cleaned. We moved almost all of our stuff into storage, or gave it to goodwill. By the time we closed on the house, our entire house was packed into a 10x8 storage unit. We decided to have all the important stuff inspected, that way there was no surprise issues coming up during the home inspection. Our buyers basically got a brand new house.

    At the time when we where looking for  new house, here are some of things in one house that really turned us off. They had laundry all over the place down stairs. I'm talking bra's and underwear all over the back of the couch. Tiling was not finished, a breast pump was sitting out on the dining room table, trash wasn't taken out, crap all over the floor, and the house stunk. We stayed about 10 minutes, left, and never gave the house a second thought. We walked outside and the driveway was cracked, and their where 2 steps on the porch that where broken.

    Put effort into curb appeal. Declutter rooms. Empty closets and storage spaces as much as possible. Keep a few empty opaque bins to throw everyday clutter and toys into in case of a last minute showing.

    Thank you, ladies! I knew about some of the tips, but definitely got some new ideas. We have so much work to do. It will be hard to keep the place clean and uncluttered with a toddler and a big furry dog.

    Add some nice landscaping to the yard because many potential buyers will do a drive by before scheduling an appt to see the house.  In addition, if you have something appealing outside of your home ( such as a front porch) dress it up so it is noticable and not something people will pass by.  

    Have some fresh flowers inside the home too, such as for table centerpieces and in the bathrooms.

    Use white towels and possibly a white shower curtain in the bathroom.  It gives the impression of cleanliness.

    Open all curtains/blinds and have lights on in rooms before a showing.

    Bake something (chocolate chip cookies or cinnamon apples) before a showing if possible.
