Advice Needed...Moving

Ok, I'm looking for advice about when to sell our very tiny house and buy a bigger home. DH and I met with our realtor yesterday and he said that we have some work to do to get it in selling shape- mainly aesthetics nothing major or repairs. I am finding the whole damn thing to be daunting; do we bust ass to list by March potentially be living with family when LO comes or wait and do the work gradually until July and list in August. I worry about a New house and a new baby for my 2.5year old and honestly I'm just effing exhausted and want it done. Any thoughts?

I know this is a little all over the place but if anyone has done this or has any opinions- I'm totally open. Thanks!

  • We are needing to sell our 1 bedroom house as well. I am wanting to get it sold before baby. Even if that means we have to move into a shithole apt for temporary until we find the right house when baby is an infant. I just can't handle the idea if having people traipse through the house, trying to keep it show ready, etc. with a newborn. It helps that Houston property market is crazy hot right now and everything is selling in my neighborhood in a week or 2. It's just going to be a challenge to find something we want for 10 years or so.

  • Oh and both sets of our parents offered to help us move and get settled. We made a master spreadsheet of to-do and are tackling it every night and weekend.

    Hmm, tough. I would probably try to list it before baby because I imagine needing to keep it in condition for showings and such so soon after having the baby would be a pain in the butt. It might be nice to have your 2.5 y/o situated in a new living situation (whether your new house or with family) before the LO gets here, too.
  • I think for me, it would depend on what the market in your area is like. If you list in March, how quickly is it likely to sell?

    I'm tempted to say get it on the market by the spring, like PP said, but what I'd be super concerned about time to an offer and closing.

  • Oops... My fault I forgot to mention that I am going to my family's summer home for six weeks starting Aug. 1st allowing our house to be readily available for viewing without me having to worry. DH is leaning towards August and since he will be doing most of the work I am beginning to lean that way as well. The Philly market is good but we live in a university district where we see a lot of boom late summer when students are looking.

    Thanks for the advice- I have been leaning to list pre baby but my husband is post. If we can argue equally the pros and cons than there isn't a right answer, right?!

  • If it were me, I would want to list pre-baby.  I couldn't imagine having to get everything clean and ready to sell while dealing with a brand new baby and a toddler.

  • I am somewhat in the same boat. But we have decided that we are moving sometime towards the end of June. The thought if showing a house with a newborn, 3 year old and large dog makes me want to stick my head in the oven!
    We will start looking for a new house in march (we are moving 90minutes south) one we find a house we love, we will list our current house.

    We may float two mortgages for a while or we may decide to pay if this house once we move and just rent it for extra income.

    I'm letting my husband do all the work with searching and listing. It ets too overwhelming for me.

    FWIW, I think moving with a newborn is harder than moving while pregnant

  • I'd personally want it listed immediately, and then do the minor repairs on weekends when there are no showings or open houses.

  • I would sell asap to have that one big step done. I personally would then rent and only sign like a 6 month lease and do month to month after that. Then you can play by ear when you find the house you want. Then even if it's after baby it's only 1 big step rather than 2 (sell & buy).

  • I was totally going to post something very similar to this.... Over the weekend DH and I decided we are starting to outgrow our current home and it would be nice to have a new home built in the area we have been looking at for a few years now. With that being said last night we signed the papers with the realtor to have our current house up for sale.  I was the one more concerned then my husband because being pregnant and have a toddler is a bit much but our saying is "if its meant to be it will happen." We have discussed with my family teh possibility of us having to live with them if we do sell our house before a new one is built.  I agree with PP list it now the spring time is the best time to sell and most people start to look for properties after the new year.  It can't hurt cause you are set if you have to wait till after the baby is born too!

  • Another vote for pre-baby. It's just one less thing on the to do list after the LO is here.
  • I'd post it pre-baby as well. If you can get an offer early, you'll have that over and done with and won't have to think about it when you're swamped with all kinds of changes later.
