Real Estate Question

Okay, so as you all know we have been considering moving and we are leaning pretty heavily towards, if we can get job offers and not lose a lot selling our house we will go ahead and move.  Yesterday our neighbors put their house on the market, they have approximately 500 more square feet than us and one additional bedroom.  Their listing price is above what I expected considering the differences in our homes.  Will their house being on the market hurt us, if we put ours up too?  And how should we price ours as compared to theirs?  Or does their house being for sale even matter to us?

Sorry, this was our first house purchase and so I am completely clueless.

  • Funny story--my BFF tried to sell her teeny, tiny home for almost 3 years.  Neighbors put theirs up for sale--still under 900 sq ft with a remodeled kitchen and it sold in 1 week.  BFFs sold not even a month later.  

    Make sure you get a good Realtor.  My BFF didn't sell her house until she switched agents and switched to someone who specialized in the particular area she lived in and knew how to highlight her small home by bringing in all of the neighborhood things that make that area so appealing.

  • The extra bedroom and 500sqft difference would mean you guys are probably after different buyers. I always prefer to buy at the lower end of a neighborhood, never want to be the biggest nicest house in the neighborhood. Your price per sq ft will probably be similar, depending on upgrades. It is a good guestimate though. But really, what other homes are listed for are not anywhere near as important as what homes are selling for in your area. As a buyer, the house next door being for sale as well might peak my interest in why you guys are moving. Like if a lot of houses are for sale on the same street, it makes me nervous that people want out of that area. So long as you don't have a lot of other houses for sale, that shouldn't be a problem. Plus, you guys have a great reason for moving to provide if people ask.

  • I'd say locate a good agent, they will be able to get you the specifics on what they think your house can sell for. We just sold our condo recently and our realtor told us if we didn't get an offer in two weeks, we were overpriced. Not sure if this holds true in all markets/areas?
