Need a nursery and an office space.... Help me utilize space better.

Ours is a 3b 21/2ba house with bedrooms upstairs and an unfinished basement. Master bed on a whole is a retreat style , has 2 spaces separated with a couple of steps and fireplace.other two rooms are currently den/office and a guest room. Now that we are expecting our first, we need a nursery. Not sure if my husband has to move his office to the master bed or use part of master as nursery. So very confused and its such an overwhelming thing to decide on. Please help me create a nursery and also not loose the office for my husband.

For the short term, first 6 months you could easily put the nursery in your room in the separate area. Long term not a great solution since after that kids will be likely going thru sleep training, harder to get down at night and may wake you both up more than you'd like.

Another couple options to consider, either now or long term. Is the guest room big enough that you could have his desk on one side and the guest bed on the other? Not sure how big his desk is but if it's just a size issue does he need/utilize all the space he has currently on it. If not maybe a smaller desk since most folks just have a flat screen monitor, laptop and printer he shouldn't need a monster desk. Maybe put file storage in a closet in the guest room to get it out of the way. Also long term have you thought of finishing out the basement and moving his office downstairs?

I second combining the office and guest room. Get a day bed, murphy bed, or pull out couch. That way it just looks like seating in the office 95% of the time. The 5% of the time you have overnight guests DH just has to clean up his desk. Like pp said, a separate nursery isn't a must, but a bedroom as s/he gets older will be.

Yes combine the office and guest room. 9 times out of 10 no one even uses the guestroom. I also have a 3 br/2ba. We don't have an office but we do have a "gym" and are combining the guest room and gym into one room.

We have a double bed in our guest room and we are leaving it in the room that will be the nursery for now. We think that it might be helpful to have a bed in her room that one of us could sleep in if we need to. When we have guests then we will move baby into our room. I work from home so couldn't combine my office with any other room.

In our 3bed2bath house we made the breakfast nook into the office to free up the extra room for DS2. No clue if that's a possibility.

Otherwise I'd combine the office and guest room as others have suggested.

I dunno, I would prob ditch the guest room, how often do you have guests? You need an office and kids room daily. Or if you absolutely cannot do that, then I would put the office I. The master and give the kid their own room. Reason being is that the master won't be used much during the day so your DH could work more undisturbed

Thanks for all you replies.....we've finally decided to move office that's now occupying a room to the mast bed ( as its a split level) .Reason - baby would eventually need a room going forward and thought why not make a room / nursery now... And I'd be sleeping with the baby in the nursery for the first few weeks at least until 3mnths. Now DH has master all for himself ... Actually master with den ( that includes his mini kick ass cooler

) . Oh and he works late nights at times so needs his space and we cannot do anything with guest room as my parents gonna visit us soon for few months.
