So, I work. DH works. We do our jobs. I cannot stand it when other people cannot seem to do theirs.
So after six option periods and several inspections we are good to go on this house. We love it. We want it. We made an offer on it in April. Our realtor told us the seller agreed to fix three things and we sent over the amendment on Friday. Realtor said it was good, signed, etc. Realtor has not produced this contract fully executed and has ceased all contact with us as of Friday of last week. He has said before that things were complete that were not; for instance an inspection on the pool he said happened on a Monday and was good; we got the receipt and report and it was on a different date and revealed an issue. I don't think it's executed because title has not asked for the additional earnest money we are putting up at the end of the option period.
We cleared underwriting, ordered the appraisal....and don't know what is up with the contract. I am SO frustrated. DH is waiting until noon then calling the listing agent to find out WTF is going on.
Any thoughts on other courses of action at this point? This guy owns the agency and we have left messages with his staff. He is super laid back and makes me feel insane when he drops the ball because he is all laid back about it. UGH.

That ws kind of rude. It's not common to have a Real Estate Attorney involved in many states.
OP - did you sign a contract with this Real Estate Agent? If so, I would rec. showing up at his office and finding out what is going on in person. If you didn't - find another broker ASAP.
Agreed with PP-find an attorney and dump your realtor. At this stage in the process, your realtor isn't adding any value and may in fact cost you the home if he's being dishonest about inspections, contracts, etc. Many attorneys will work for you for free if your bank allows them to act as the closing attorney, and if they won't it's usually a relatively small ($300-$500) charge for them to act for you.
Call the listing agent ASAP. Find out what's going on. If your market is as competitive as the one in Boston, the home could well be sold to someone else because your agent is screwing up, and you may even be at risk of losing your earnest money.
Lawyers in these situations are rare. Seller dictated title, so we are stuck there.
My concern with changing agents is this - because this agent initated the contract (and the so far 6 extensions), would it be possible for the seller to take another offer? We are pretty sure they have other offers. They are fixing our minimum list of things that require repair (any buyer would most likely ask the same) which are pretty reasonable and we negotiated on price. We signed nothing with the realtor himself.
The market has since heated up - a house a few houses down went on the market a couple days ago, lacks a pool, is 500 square feet smaller, on a smaller unfenced lot with no office and lacks some updates/finishes and it's listed for 25K more than this house. Regardless of what the market would actually bear I am sure the sellers are looking at that going oh wow.
If you signed a contract for the house - they cannot back out because you have a different broker. If you didn't sign anything with the broker - find a new one now.
I wish we went with someone national! We had been looking online and this was really the only house we wanted to see (we looked at a couple others, but this was it). We grabbed a random realtor DH was referred to. This realtor has had to do almost nothing, other than revisions.
Hoping by EOD that we either have an answer or a new realtor! DH said his admin communicated he is in a meeting until after lunch and will call then. Fine. But not responding to 1 text, 1 email or voice mails since Friday asking about the contract is not OK, and I am almost done regardless. This option expires Friday - so he has a short shot clock to get us into a final contract.

You're agent might be listed by name in the earnest money contract. I would call the Title Company and request they email or fax you a fully executed contract together with the amendment. If it hasn't been done call his office and tell his staff you will be there in 30 minutes and you want to see him.
You can also call the real estate board to report him. If he isn't doing his job just tell him you're getting a new agent and see what he says.
This is going to sound harsher than it's meant, so please don't take offense....
Your realtor has screwed multiple things up and stopped contacting you. Why do you think he's suddenly going to turn competent and responsive?
Call the listing agent now. Explain the situation and asked for all signed documents. Since you haven't signed a contract with the realtor, you may have an opportunity to cut him out of the process. The listing agent is highly motivated to close the sale of the house-she gets paid when the sale closes. It's better for her to sell the house ASAP to you than to re-list it and risk delaying her commission for months to get a slightly higher price (which translates into a very small additional commission for her). And if you're able to cut your realtor out of the transaction, the listing agent will get a larger commission, so she should be motivated to work with you.
Seriously-has your realtor actually done anything right? Why are you risking the purchase of your house (AND your earnest money) on the hope that he'll change?
Except that this is a serious conflict of interest as your realtor is supposed to have your best interest in mind. A realtor cannot do that for both the buyer and the seller at the same time.
OP I didn't mean to be rude. I know other states don't necessarily use real estate attorneys for purchases but w/your issues sounds like you should have one.
Anyway here in IL I would never in a million years buy or sell a house without an experienced real estate attorney reviewing the contract, dealing with title issues and making sure everything was done perfectly, it's common to have one here.
