NWMR: Home inspection

Hello! So we finally reached an agreement after inspection with our buyers, so I'm starting to get excited for our next house!! We have our home inspection on Tuesday and I wasn't around last time, H took care of everything. Just looking for advice or tips. This will probably be the last time we are in the space before we own it, so I am definitely measuring all the rooms and windows for furniture and window treatments. And I'll be taking maintenance notes. So I'm bringing a notepad and measuring tape. Any recent homebuyers that wished they had done something during inspection??

    I wish I had taken pictures.  The inspector took pictures, but I wish I had taken some for my own records.  Also, if it's an older home, measure the staircase.  We have a fairly narrow staircase that makes a sharp right angle with the upstairs hallway (its an old house), and we had a really hard time getting some of the furniture upstairs.

    Also, my FIL is very handy and accompanied us during the inspection.  It was nice to have the "expert" advice from the inspector and the "real-life" advice from my FIL.  If you have a handyman in the family, bring him along!

    We just went through the buying/selling process a few months ago (stressful yet exciting!).  Be sure to bring flashlights. If it's multiple levels, run water from various faucets and tubs at the same time to check water pressure.  Also if it's multiple levels run your heat and a/c to verify that it's as strong upstairs as downstairs (check and see that they've maintained their air filters). Check where your dryer vent leads to. We recently had friends that bought a new house where the builder had their vent going up through the attic!  They had to get it redone right away. If you have a jacuzzi tub in any of the rooms, pull the panel off underneath it and check for leaks. Check all the outlets (which I'm sure your inspector will do).  Open all windows and check for damage (the person inspecting for our buyers missed the fact we had hail damage to one window. We had already purchased a new window for the new homeowners, but were astonished he didn't even look). Check any fencing and also check the mailbox for any structural damage that you might want repaired (in our area everyone has brick mailboxes which are expensive to maintain).  Also look for signs of fresh paint in any corners of your ceilings.  This may be a sign of covering up a foundation crack or water damage.  Just don't be afraid to open anything since this will be your only chance!  Good luck!!!
