mamas! We have been busy! Yesterday we sold our house! We are so very
luck, we signed all the papers on Saturday, took pictures over the
weekend, had the house listed online Monday night, scheduled a walk
through Tuesday evening, had an offer and countered a few times and yesterday
morning we accepted. We aren't getting what we asked (we knew we
wouldn't) but we aren't losing money, and we are free to put bids on a
house if we fall in love. The buyers have a little one that is the same
age as DS was when we moved in here, and she is due in two weeks with
another baby, something about how excited they are about this house
(which will be the first for them) really makes me happy to pass on the
house so they can make memories here like we had. Probably sounds silly. Tomorrow they come for the inspection, which is a tipping point for us, we will fix little things, but we have one window with a crack in it, and if they want it replaced they can take a hike, we are covering closing costs for them, and took an almost 6,000 dollar loss for what we asked, so little things okay, "bigger repairs" not so much.
We close June 4th and if we don't have a house by then we can move back
in with MIL, which is win win win, I love hanging out with MIL, I can
work more than right now (as I trust her to help with the kids not like
my mom), and we can save a ton of money. So now we begin the hunt. We
got lucky with our sale so hopefully lightening will strike twice. Here

Home prices in other parts of the US amaze me. Your house where I am would be at least 900,000.
I know! I watch all those home buying shows on HGTV and I am so glad the cost of living is so low here. Cleveland catches a lot of crap, but it is a good city (I live in a way outter suburb. This is a low end range house, basically we got the most we are going to get, anyone with a higher price point is not going to look in our neighborhood. The houses we are looking at now are insane, for example this one https://www.howardhanna.com/property/property.asp?PRM_MLSNumber=3397714&PRM_MlsName=NorthernOH and the owner said he would take 150,000. I can't imagine what that would go for elsewhere.
Just want to say that a window with a crack in it IS a little expense. I don't think that should make you want to walk away from the deal. I broke a window and had the glass replaced for under 100. A big expense to me is the furnace, roof, mold, etc.

Santa Rosa. I grew up in Sonoma so moving here was kind of like a "coming home" feeling. I must say, I do love the weather out here though. It gets cold, but not crazy cold.

DH and I are thinking about selling our house and taking whatever excess we get for startup money on a restaurant we want to buy from some dear friends. I paid far under market value because my house was a foreclosure, so the moment I signed on the line, I had equity already.
My parents have had their house in WI on the market for 3 years. They actually did a land contract on it once, and had "rented" the place to the potential new owners for 2 years, but they never once paid the rent on time, and in the end the just stopped paying at all. They had to evict them to get them out, AND then they found out the couple had literally DESTROYED the place. They just finished the court procedures for the eviction and were awarded 10,000 in damages for the property. It won't be enough to fix it, just to give you an idea how bad these people screwed the place up! My parents are now looking at taking a 100,000 LOSS on the darn place if it does sell.
so we got the contract today... So weird. They added our microwave to the contract... really? If you look at the pictures it's not a built in, just sitting there on the counter, clearly in no way attatched to the house. They are coming from a rental in a not so wonderful neighboring city so I am pretty sure they are not renting a place that comes with one. It's not really a big deal, it is old, it was a gift from my father when DH and I first move in together. But seems like a strange thing to add. They also want all the curtians and valances (where we have them) which also seems strange, I would rather keep the kids because they match the bed sets, I will be keeping my daughter's valance because it goes to a crib set our aunt made for DD and I want to pass it on (it's crazy hot pink and leopard print). Realtor said that is normal, I think it's weird to keep other peoples curtain. But what do I know? This is the first house I have sold, and this one was a short sale and the sellers were assholes, took the fridge when it was in the contract then told us they couldn't give it back because it fell off the truck and they couldn't give it to us an allowance, then the realtor said that when we signed our contract extension (because of the short sale taking so long) they didn't have to honor that part. Clearly their realtor was trying to cover his and their butts. It was a nightmare, I am trying really hard for this to be a good experience for everyone, as long as they don't go overboard with this inspection. Nothing is wrong with the houses structure and the roof is new. I told my husband if they don't get too whiney I would like to do something nice for them when we leave, write them a little letter (not like the one we got from the previous owners which was a copy of the sob story they sent to the bank to get a shortsale approval) and leave some diapers (I have a billion size ones because my MIL bought them and we are using cloth, so I kept some but I still have a bunch) and a few little baby things, but maybe that is the recent "new" mommy in me.
Asking for window treatments and a microwave that is not over the ovenrange is weird. I have bought and sold three houses plus my family is in real estate.

Accepting an offer does not mean you sold your house. Being in contract doesn't mean you've sold your house. DH and I were recently in contract and wound up backing out because the owner couldn't produce a C of O and refused to make modifications. Just pointing it out because you should be aware of the difference. Congrats on being in acceptance.
