tl:dr
Before you get too excited for me you should know that it's:
A. a short sale
B. a fixer
I honestly didn't think our offer would be chosen especially since there were 4 offers presented last night. I thought it was 3 but one more came in last minute.
Because it's a short sale we can keep on looking until we hear back from the bank (which could be several months). We also have the option to pull out if the inspection reveals something horrendous. Basically it's almost like we're "reserving" a home. If something better for us comes along we can just pull out. I feel better know that and I know that the seller will have no problem finding another buyer (obviously) if we do pull out at some point in the process.
We have never totally rehabbed a house before. Our first house was a century old house that needed cosmetic fixes but would have benefited from a complete overhaul. We never felt like our list was done and by the time we moved out, I was sooooo ready to be done with it. Yikes! Our current condo was remodeled from the studs out by a builder before we bought it so we haven't had to do a thing. Just as we like it. LOL So, part of me is wondering what in the heck we've gotten ourselves into. We tried to make our offer and leave enough room for us to basically bring the new house up to a finished state. But, I watch all the HGTV shows and know that you never know what you're going to find once you start demo-ing. Here's the list of what we'll have to do:
1. Tile the kitchen, family room, mud room and bathrooms
2. Put down wood floors in the living room, dining room and bedrooms
3. Tear down at least 2 walls
4. Demo and install new kitchen
5. Install new toilets and vanities in the bathrooms
6. Paint all rooms
7. landscape yard
8. Replace windows and sliding door
9. Replace chain link fence with wooden fence around yard
Ha ha ha ha! OMG! We are insane!
We may well put off replacing the windows for a year or two while we save up some money. Ditto with the fence. The flooring, kitchen, walls and bathrooms are absolute musts, though. We will obviously be walking through the house with a contractor and architect before we sign on the dotted line to see if we can make these improvements with our budget and also not over improve the house.

Wow thats a long list of things that need fixing but just take it one step at a time. It can be really fun reno-ing a house! And you can feel like its truly yours and you put in time and effort into it. GL! Keep us updated!<span
I know that is a HUGE list, but I think it all sounds totally doable! Definitely consult a contractor, of course, but with the exception of a couple of them, they are mostly weekend projects!
