Thanks ladies. We were afraid we might lose the buyers if we went with too high an offer, so we went with the "no beating around the bush" strategy and countered with our lowest acceptable price right away.
I don't think I've mentioned this before, but the buyers are actually using our agent (they didn't have one, saw our listing, called him up), which really works in our favour, I believe. Our agent knows us, he knows that this is our final offer, and so he knows that this is the price he has to sell to the buyers in order to make the sale. He knows that we need X amount of money in our pocket, and that said amount is our absolute minimum and that "coming really close" just won't cut it. There is a little bit of wiggle room left with his commission, but that's it.
I feel really good about our counter offer: If the buyers reject it, I won't feel like "if only I'd gone a little lower", and if they do accept it, I won't feel like I'm getting ripped off either.
I feel for all of you guys dealing with house buying/selling/renting. Buying a house was one of the most stressful, craptastic experiences of my life.
You know what's REALLY stupid about this? I know this... I lived it... It sucked ass buying a house, and yet I can't wait to put this house up on the market within 6-12 months and do it all again! I'm an idiot... seriously.
